- Provide overall field management, oversight, and administration to ensure budget and schedule are met while delivering a quality project.
- Project Planning & Organization including establishing project logistics and team goals.
- Develop pre-construction RFP packages.
- Conduct project and coordination meetings.
- Construct project schedule and set milestones.
- Manage and develop staff.
- Complete job processes such as RFIs, submittals, change orders, and pay applications.
- Ensure proper document control filing, updating, and distribution.
- Perform project scheduling updates.
- Ensure project quality control.
- Ensure timely delivery of materials to site.
- Issue subcontractor contracts and purchase orders.
- Approve pay applications.
- Manage the closeout process.
- Ensure fair treatment of subcontractors.
- Handle project buy-out and scope development through subcontract awards.
- Negotiate subcontract change orders.
- Input and manage project budget.
- Ensure required documentation is filed, including insurance certificates.
- Perform monthly cost reporting and exposure analysis.
- Minimum of 10 years of proven experience as a Project Manager in construction.
- Bachelors degree preferred in building science, Construction Management, or Engineering discipline.
- Strong technical and communication skills.
- Client relationship skills.
- Ability to work in a team environment.
