Key Responsibilities:
- Uphold the company's best interests, maintaining the highest standards of integrity and professionalism.
- Conduct thorough inspections of buildings to ensure compliance with health and safety regulations.
- Perform troubleshooting and maintenance on equipment and mechanical systems.
- Execute general upkeep tasks, including but not limited to landscaping, painting, carpentry, and replacement of light bulbs, furnace filters, and batteries.
- Maintain and repair electrical systems, including light sockets and switches.
- Assess control panels and electrical wiring to identify potential issues.
- Maintain and ensure the functionality of heating and plumbing systems.
- Undertake minor repairs such as fixing locks, replacing windows, etc.
- Perform cleaning and maintenance of hot tubs to ensure optimal cleanliness and functionality.
- Perform cleaning and maintenance of the pool to ensure optimal cleanliness and functionality (including vacuuming of the pool).
- Conduct janitorial and light housekeeping duties as required, maintaining cleanliness and tidiness in designated areas (including pool furniture).
- Plan, coordinate, and participate in property renovations.
- Document and manage labor and material costs using our Service Order software program.
- Collaborate with direct reports and fellow managers to ensure task/project completion and consistency.
- Liaise with current vendors/partners to deliver optimal repair services for properties, including electrical, heating, and cooling systems.
- Install and service appliances.
- Property maintenance tasks, including waste removal.
- Report findings and concerns to management and offer suggestions for repairs.
- Collaborate with current vendors/partners and establish new partnerships to deliver optimal repair services for properties, including electrical, heating, and cooling systems.

POSITION REQUIREMENTS
Education:
- High school diploma or equivalent
Preferred Experience:
- Minimum 1-2 years of experience as a maintenance technician.
- Minimum 1-2 years of experience in leading or supervising the activities of other staff.
- Certificate in HVAC, building maintenance technology, or related filed.
- Basic knowledge of plumbing and electrical systems
- Familiarity with iPhone and MacBook devices is highly valued.
PHYSICAL REQUIREMENTS:
- Must be in good physical condition with overall strength and flexibility to perform various tasks, including walking, bending, standing, sitting, lifting up to 50 pounds independently or with assistance, reaching, hearing, and seeing.
- Functional hand and finger dexterity is required.
- Must possess a valid driver's license and be able to drive a vehicle.

ESSENTIAL FUNCTIONS:
- Ability to effectively lead and manage a team of maintenance staff, providing guidance, support, and direction as needed.
- Ability to manage a fast-paced schedule independently and responsibly while adhering to health and safety guidelines.
- Perform various maintenance tasks, including painting, drywalling, general repairs, etc.
- Demonstrate a general understanding of electrical, hydraulic, and other systems.
- Proficient use of tools, common appliances, and devices.
- Collaborate effectively with coworkers and other professionals during property renovations.
SCHEDULE:
This is a full-time position requiring a commitment of 40-45 hours per week, including weekdays and weekends, with variations based on occupancy and season. Additionally, candidates should be available for on-call days as required. This position is based at our Boyne City, MI., location and requires in-person attendance. Remote work arrangements are not available for this role.
