GENERAL PURPOSE
The HVAC/R Technician 2 position performs skilled maintenance, installation, and repair work to heating, ventilation, air conditioning, and refrigeration systems. Work includes monitoring and adjusting HVAC/R systems using building automation systems, visual inspections, completing scheduled preventative maintenance tasks, and repairing or replacing equipment as needed.

SUPERVISION RECEIVED
This position reports directly to the Operations & Maintenance Supervisor and the Operations & Maintenance Associate Supervisor.

SUPERVISION EXERCISED
This position exercises no supervision except in the instruction and direction of the technical efforts of HVAC/R Technician I classification.

ESSENTIAL DUTIES OF THE POSITION
Troubleshoots malfunctioning equipment and repairs, replaces, adjusts, or installs such fixtures as needed.  

Investigates the environmental conditions of controlled spaces and the operation of associated equipment. Measures all related parameters, determines the causes of uncomfortable conditions, and makes the required repairs or adjustments.

Receives and completes work orders for the scheduled preventative maintenance of HVAC/R equipment. Closes out work orders upon completion, noting work performed and any other relevant information.

Receives work orders for the correction of undesirable environmental conditions, as well as the repair, installation, or other maintenance work related to heating, ventilation, and refrigeration fixtures and/or systems such as air conditioning, heating units, ice machines, refrigerators, freezers, water fountains, fans, electronic air cleaners, pumps, and related equipment.

Inspects and studies building and mechanical plans/drawings to identify work requirements and plans. Determines nature and extent of malfunctions or limitations of equipment and decides course of action necessary to achieve desired results.

Changes equipment operating parameters and prepares area for work, including opening partitions as necessary for access to affected area or system.  Makes repairs or alterations and installs pumps, condensers, filters, controls, valves, gauges, and other system component parts.  
Determines manpower and materials needed for jobs, checking against supplies and secures manpower, materials, and equipment for each job.

Coordinates schedule for job performance, including the shutoff of water, power, and other elements, with other building personnel and those in affected area.

Follows standard safety practices, including safeguarding building users, visitors, or residents. Instructs and directs the manpower. May keep records of jobs performed, materials used, and related information.

Works with architects, engineers, contractors, inspectors, and vendors to design, plan, and coordinate the installation of new systems.

May instruct and oversee the work of other personnel doing HVAC/R work.

May assist other trades personnel and/or perform such maintenance work.

Must keep up to date on technical advancements, codes, regulations, standards, etc. Advises superiors of same and the state of compliance and/or necessary changes.

REQUIRED MINIMUM QUALIFICATIONS

EDUCATION & EXPERIENCE – Possession of a high school diploma or equivalent, plus four (4) years of HVAC Technician education and/or specialized training; AND

At least four (4) years of full-time maintenance and repair work experience in the heating, ventilation, and refrigeration field, two (2) years of which shall have been at the journeyman level, as well as substantial involvement in troubleshooting jobs and/or overseeing other workers; AND

Possession of a valid EPA Refrigerant Transition and Recovery Certification Type I and II is required; AND

Employees assigned to this title are required to possess and maintain a valid and current motor vehicle operator’s license.

KNOWLEDGE, SKILLS, AND ABILITIES  
Comprehensive, specialized knowledge of heat transfer, fluid flow, plumbing, electrical, refrigeration (all types of refrigeration equipment), and related principles, practices, methods, and techniques commonly employed in the design, repair, alteration, and installation of heating, ventilation, and refrigeration fixtures and systems.

Thorough knowledge of the tools, materials, and safety precautions of the heating, ventilation, and refrigeration field.

Thorough knowledge of the principles and practices addressed by, and general provisions of, the trades, environmental, safety, and other code requirements.

Thorough knowledge of building automation systems, including troubleshooting.

Skill in the use and maintenance of trades tools and materials.

Ability to read and interpret building and mechanical plans and sketches.

Ability to diagnose malfunctioning equipment or controls programming resulting in uncomfortable temperature or humidity levels and take corrective action as needed.

Ability to understand and follow verbal and written instructions.

Ability to establish priorities and organize workload.

Ability to lift, carry, and maneuver into position fans, pumps, circulators, compressors, and other such heavy and/or unwieldy fixtures under very undesirable conditions.

Ability to work in close proximity to nursing facility patients, families, and visitors, if required by work assignment. 

Ability to establish and maintain effective working relationships with employees and contracted service personnel.

Ability to operate a personal computer to enter information into and secure information from established programs.

Ability to read, write, speak, understand, or communicate in English sufficiently to perform the duties of this position.

TOOLS AND EQUIPMENT
Power tools, hand tools and equipment for vehicle and mechanical system work. Mechanic’s tools including jacks, hydraulic lifts, air tools, and other tools required for minor repairs and routine maintenance. Diagnostic equipment, telephone or cell phone, personal computer, and calculator.

PHYSICAL DEMANDS
While performing the duties of this job, the employee is frequently required to walk, sit, talk, or hear. Use hands to finger, handle or feel or operate objects, tools, or controls. Reach with hands and arms. Climb or balance. Stoop, kneel, crouch, or crawl.

The employee must frequently lift and/or move up to twenty-five (25) pounds, and occasionally lift weight up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, and the ability to adjust focus.

WORK ENVIRONMENT
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.

While performing the duties of this job, the employee frequently works near moving mechanical parts or in outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions, fumes, and toxic or caustic chemicals.

The noise level in the work environment is moderately noisy.
