Job Overview

North Alabama House Buyer is looking for a hands-on, relationship-driven Property Manager to run the day-to-day operations of our growing portfolio of single-family homes, small multi-family properties, and self-storage units. This is a front-line, out-in-the-field role: you'll market vacant units, sign new tenants, walk properties regularly, meet with tenants face-to-face, and be the first call when something breaks. We need someone organized enough to juggle multiple properties and property types, and personable enough to build trust with tenants and vendors alike.

Key Responsibilities

Marketing & Leasing

  • Market vacant single-family, multi-family, and self-storage units through online listings (Zillow, Facebook Marketplace, Craigslist, etc.), signage, and other channels to minimize vacancy time.
  • Respond promptly to leasing inquiries, schedule and conduct property/unit showings, and follow up with prospective tenants.
  • Screen applicants (rental history, credit, background, income verification) and prepare, present, and execute lease agreements.
  • Manage lease renewals, rent rate reviews, and move-in/move-out logistics.

Property Walk-Throughs & Tenant Relations

  • Conduct regular property walk-throughs and inspections across single-family homes, multi-family units, and the self-storage facility to assess condition, safety, and curb appeal.
  • Perform move-in and move-out inspections with detailed documentation and photos.
  • Meet with tenants in person to address concerns, lease questions, renewals, and community/property issues.
  • Serve as the primary point of contact for tenants, fostering positive relationships that support retention and timely rent payment.

Maintenance & Service Calls

  • Field and triage all incoming maintenance and service requests from tenants, including after-hours or emergency issues.
  • Coordinate with vendors, contractors, and in-house maintenance to schedule and complete repairs in a timely, cost-effective manner.
  • Follow up with tenants after service calls to confirm the issue was resolved to their satisfaction.
  • Manage make-ready/turnover work between tenants to keep vacancy time to a minimum.
  • Oversee day-to-day upkeep of the self-storage facility, including gate/access issues, unit lock-outs, and cleanliness of common areas.

Administration & Compliance

  • Track rent collection, follow up on delinquent accounts, and coordinate late notices or the lease-violation/eviction process as needed.
  • Maintain accurate, up-to-date records for leases, inspections, maintenance history, and tenant communications.
  • Ensure operations comply with Alabama landlord-tenant law and Fair Housing regulations.
  • Provide regular status updates and reporting to ownership on occupancy, maintenance, and financial performance.

Qualifications

  • Prior experience in property management, leasing, or real estate preferred (experience across single-family, multi-family, and/or self-storage is a plus).
  • Strong communication and customer-service skills; comfortable meeting tenants face-to-face and handling difficult conversations professionally.
  • Solid organizational skills with the ability to manage multiple properties, tenants, and vendors at once.
  • Basic understanding of common maintenance issues, with the ability to communicate clearly with contractors and vendors (hands-on repair skills not required).
  • Comfortable with property management/leasing software and standard digital tools (email, listing sites, spreadsheets, e-signature platforms).
  • Valid driver's license, reliable transportation, and willingness to travel between properties throughout North Alabama.
  • Familiarity with Fair Housing laws and Alabama landlord-tenant regulations preferred.
  • Availability to respond to occasional after-hours or emergency maintenance calls.

Pay: $40,000.00 - $55,000.00 per year
