What are the responsibilities and job description for the On-Site Property Manager Team in Scappoose position at Norris & Stevens?
We're looking for an enthusiastic property management team to take on a community in Scappoose. Together, you'll be responsible for management and maintenance.
55 hours are available to be split between the team members. Compensation to the team includes a full rent credit of $1,699.00 for a 3-bedroom apartment as well as a salary of $4, Reimbursements available for gas, utilities, and cell phone usage.
Schedule is flexible but does require weekend hours.
Responsibilities:
- As the Manager, you will be responsible for all aspects of daily operations for your community.
- Perform assigned accounting tasks including collecting and posting rent, fees, and other payments as well as processing month end, move-ins, move-outs, and zero receipts in a timely manner. Work effectively with the Accounting Department to resolve accounting issues and errors.
- Keep associated resident management software up to date including rent charges, occupants, lease dates and other data in a timely manner.
- Manager the overall marketing and leasing efforts of the community including social media engagement, reputation management, advertising, marketing collateral, curb appeal and pricing.
- Successfully engage with prospective residents through the company's lead management software, email and phone calls, appointments, and follow-up communication. Lease and tour apartment homes, guiding new residents through the application, tax credit and move-in process.
- Administration of all lease agreements and addendums, renewals, prospect screening processes, and legal notices while ensuring accuracy and compliance.
- Additional responsibilities assigned.
Maintenance would be responsible for the following:
Maintenance Requests: Repairing and/or replacing all indoor and some outdoor aspects of a home... Fans, water heaters, faucets, cabinets, Doors--interior & exterior, appliances, electrical, plumbing, Ventilation, Locks, Weather stripping, etc.
Curb Appeal: Picking up trash, blowing parking lots, shoveling snow, weed killing, maintaining trash areas, tagging non-compliance autos, laundry room maintenance, remove cobs from buildings and repairing exterior lighting.
General: Maintaining the shop and rake room, ordering supplies, off property errands to pick up supplies & maintaining maintenance records.
Skills required:
· This is a traveling position which requires flexibility with scheduling.
· Minimum of high school diploma/GED
· Excellent attention to detail and organizational skills.
· Must have own tools
· Reliable vehicle and valid driver's license
· Must be able to push/pull 70lbs
