Job Description: Construction Project Manager / Estimator – Commercial Construction & Renovation
Position Summary:
We are seeking an experienced and detail-driven Construction Project Manager/Estimator with strong expertise in commercial construction and renovation. This role blends estimating, client coordination, subcontractor management, field supervision, and full project lifecycle oversight. The ideal candidate will prepare accurate cost estimates, supervise field operations, maintain strong communication with clients and subcontractors, and ensure all projects meet quality, schedule, and budget expectations.
Key ResponsibilitiesClient Coordination & Pre-Construction
- Attend project negotiation and kick-off meetings to define scope, strategy, schedule, and expectations.
- Meet with customers to understand project requirements, gather detailed information, and clarify design and performance needs.
- Analyze drawings, specifications, and bills of materials to prepare detailed and accurate cost estimates.
- Conduct bid qualification reviews of subcontractor proposals to ensure accuracy, scope compliance, and best value for the project.
- Communicate with subcontractors during the bidding phase to obtain pricing, clarify scope, and ensure complete quotes.
- Perform comprehensive material take-offs and prepare estimates in alignment with proposal deadlines.
- Develop scope clarifications, assumptions, alternates, and exclusions as needed.
- Attend site visits to evaluate existing conditions, verify quantities, and assess logistical considerations.
- Identify potential project risks, conflicts, or cost impacts and propose practical solutions.
Project Management & Field Supervision
- Supervise job sites to ensure safe, efficient, and high-quality execution of work.
- Provide leadership and direction to field crews and subcontractors to maintain consistent workflow and meet schedule milestones.
- Maintain ongoing communication with subcontractors regarding progress, schedule updates, coordination needs, and workforce levels.
- Track subcontractor performance, deliverables, and timelines to ensure compliance with project requirements.
- Manage overall project performance, including cost control, schedule adherence, safety compliance, and quality assurance.
- Oversee multiple projects simultaneously while ensuring strong communication across project teams.
- Prepare monthly billings, pay applications, and project change orders.
- Resolve conflicts, delays, unforeseen conditions, and scope discrepancies promptly and professionally.
- Maintain complete project documentation—daily reports, submittal logs, schedules, meeting minutes, and correspondence.
- Travel periodically for site visits, project supervision, and client meetings.
- Perform additional duties as assigned to support project and company success.
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (preferred).
- 3–7 years of combined estimating and project management experience in commercial construction and renovation.
- Strong understanding of construction means, methods, materials, and safety requirements.
- Ability to read and interpret plans, drawings, and technical specifications.
- Proficiency in estimating software, construction scheduling tools, and Microsoft Office Suite.
- Strong leadership, communication, and problem-solving skills.
- Ability to manage multiple projects and multi-trade teams simultaneously.
- Experience working in behavioral health facilities or psychiatric/medical environments is a strong plus, including familiarity with ligature-resistant construction, safety compliance, and phased renovation in active facilities.

Compensation is based on experience and proven ability to manage commercial construction and renovation projects
