About the role

Ninety9 Capital is seeking an experienced, hands-on Property Manager to run day-to-day operations at The Flats, a stabilized 106-unit multifamily community in the Dallas–Fort Worth area. This is an on-site role for an operator who takes pride in a well-run, well-maintained property with strong resident retention and clean collections.

This is an operations-focused position at a stable, high-occupancy property — not a lease-up. We're looking for someone reliable, organized, and accountable who keeps the property running smoothly and the numbers on track.

What you'll do

  • Manage daily operations of the 106-unit community
  • Handle rent collection and keep delinquency low
  • Oversee maintenance — coordinate on-site maintenance staff and outside vendors, ensure timely turns and work orders
  • Maintain the physical condition and curb appeal of the property
  • Handle resident relations, renewals, and retention
  • Manage light leasing and tours as needed to maintain occupancy
  • Keep accurate records and report on occupancy, collections, and property status

What we're looking for

  • Prior multifamily property management experience (on-site PM or strong assistant PM ready to step up)
  • Track record of strong rent collection and resident retention
  • Comfortable coordinating maintenance and vendors
  • Organized, dependable, and able to run a property independently
  • Familiarity with property management software (ResMan a plus)
  • Professional communication with residents and ownership

Compensation & details

  • $52,000–$60,000/year, depending on experience
  • Renewal and collection performance bonus
  • Full-time, on-site at The Flats
  • W-2 employee

Pay: $52,000.00 - $60,000.00 per year
