Maintenance Technician Job Summary:
Under direct supervision, Maintenance Tech is responsible for performing routine maintenance and repair tasks throughout the senior living community. This includes ensuring the safety, functionality, and aesthetic quality of the facility, which directly contributes to the comfort and well-being of residents and staff.
Essential Functions and Key Tasks:
To perform most of the position responsibilities, the Maintenance Tech shall or may:
Perform general maintenance duties including plumbing, electrical, HVAC, carpentry, and painting.
Complete work orders in a timely and efficient manner.
Conduct regular inspections of resident rooms, common areas, and mechanical rooms.
Respond promptly to emergency maintenance calls.
Maintain a safe, clean, and orderly work environment.
Assist with apartment turnovers, including painting, appliance checks, and minor repairs.
Participate in snow removal, lawn care, and other seasonal maintenance tasks.
Support preventative maintenance programs and maintain accurate records.
Collaborate with outside contractors as needed and monitor their work for compliance with standards.
Ensure compliance with all safety, health, and environmental regulations.
Interact courteously with residents and respond to their maintenance needs promptly and respectfully.
Qualifications
High school diploma or GED required.
2 years of experience in general maintenance or building operations preferred.
Knowledge of basic maintenance tools and equipment.
Familiarity with safety regulations, including OSHA standards.
The ability to lift up to 50 lbs and work on ladders or in confined spaces.
Strong problem-solving skills and attention to detail.
Effective communication skills and a team-oriented attitude.
Must pass a background check and drug screening.
Preferred Qualifications:
Trade certification (HVAC, electrical, plumbing) is a plus.
Experience working in a senior living, healthcare, or hospitality setting.
Working Conditions:
May require standing, walking, bending, and lifting for extended periods.
Exposure to various weather conditions during outdoor maintenance work.
On-call availability for emergency maintenance needs.
Salary : $16
