Position Summary
The Closing Specialist is responsible for assembling, preparing, reviewing, and verifying loan closing documents while ensuring compliance with all applicable state, federal, and regulatory requirements. This role manages an active pipeline to ensure transactions are completed accurately, on time, and in accordance with established service level agreements.

Description
Closing Preparation & Documentation
- Assemble, prepare, review, and verify documents required for loan closings.
- Prepare preliminary settlement statements for lenders.
- Create CD/ALTA settlement statements for closing packages.
- Make required revisions for final lender approval and transmit documents to external settlement agents.
- Prepare final document packages for settlement agents.
- Act as a liaison between title companies, lenders, and borrowers.
- Deliver high-quality, accurate work while adhering to strict deadlines.
- Maintain effective communication with internal teams and external partners throughout the closing process.
- Perform final review of title fees, taxes, premiums, endorsements, vesting, and all checklist items prior to closing.
- Ensure all closing documents meet regulatory, lender, and company requirements.
- Assist with post-closing CD/ALTA changes and approvals as needed.
- Demonstrate strong working knowledge of ResWare.
- Assist with on-call coverage as required.
- Assist with alternate shifts and weekend coverage when necessary.
- High school diploma or equivalent required.
- 1–3 years of experience in a title, mortgage, or financial services environment preferred.
- Minimum of 1 year of title or mortgage loan closing experience required; title experience preferred.
- Excellent verbal and written communication skills.
- Strong decision-making and problem-solving abilities.
- Ability to work independently and complete assignments within established procedures and timelines.
- Proficiency in Microsoft Word, Outlook, and Excel.
- Bilingual skills preferred.
- Strong attention to detail and organizational skills.
- Ability to manage multiple files simultaneously in a fast-paced environment.
- High level of professionalism, integrity, and customer service orientation.
- Ability to meet deadlines while maintaining accuracy and quality standards.
- Working on-site at assigned office location.
- Regular and punctual attendance adhering to schedule established by leadership.
- Sedentary work in a stationary position at a cubicle for prolonged periods of time.
- Constant repetitive motions required for operating a computer, such as typing and managing phone calls.
- Constantly communicating effectively verbally in English, including accurately exchanging information with others following identification of correct procedures.
- Light lifting: 20–25 lbs.
- Light carrying: 10–25 lbs.
