Position Overview:
We are seeking a detail-oriented and customer-focused New Tenant Opening Specialist to join our commercial retail property management team. This role is responsible for ensuring a seamless opening experience for new tenants, acting as the singular point of contact from lease execution through move-in. The ideal candidate will have strong communication skills, a solid understanding of RETAIL CENTER (not apartment) lease operations, and a passion for delivering exceptional customer service. This role is an in-office position.
Key Responsibilities:
- Serve as the singular point of contact for new RETAIL CENTER tenants (not apartments) during the opening process
- Coordinate and conduct onboarding meetings to review retail center lease terms, property guidelines, and operational procedures
- Facilitate introductions to retail center property management, maintenance, and security teams
- Provide welcome materials including contact directories, access credentials, and property manuals
- Ensure timely collection and verification of required documentation (e.g., insurance certificates, permits, signage approvals)
- Schedule and oversee pre-move-in inspections and walkthroughs
- Assist retail center tenants with understanding their responsibilities, utility setup, vendor coordination, and signage installation
- Track opening milestones and proactively resolve any delays or issues
- Maintain accurate opening records and update tenant databases
- Collaborate with brokerage, legal, construction, accounting and property management teams to ensure a smooth transition into occupancy and Opening
Qualifications:
- Minimum 3 years of experience in commercial retail center real estate, retail center property management, or retail center tenant relations
- Strong knowledge of retail center lease structures, commercial construction and retail center tenant improvement processes
- Excellent verbal and written communication skills
- Highly organized with strong attention to detail and follow-through
- Experience in property management software (e.g., Yardi, Smartsheet, SharePoint or similar products)
- Ability to manage multiple onboarding projects simultaneously
Preferred Skills:
- Experience onboarding national retail center or multi-location retail center tenants
- Familiarity with local permitting and signage regulations
- Experience as a client-care team member in the commercial retail center real estate and construction industries
