We are looking for an experienced Designer III to serve as a project-level technical leader on our in-house architecture team. You will own architectural production for assigned retail projects end-to-end, lead consultant and tenant coordination, enforce quality standards, and mentor junior staff — playing a critical role in keeping the portfolio moving forward cleanly and efficiently.

PRIMARY CONTRIBUTION
Ensures assigned projects advance cleanly, accurately, and efficiently — translating design intent and tenant criteria into permitting-ready deliverables while leading coordination across consultants, tenants, and internal teams.
PROJECT-LEVEL ARCHITECTURAL LEADERSHIP
• Lead architectural production for assigned retail projects from concept through permit issuance
• Translate tenant criteria, prototype standards, and design intent into permitting-ready drawing sets
• Develop site plans, elevations, lease exhibits, and property exhibits with minimal oversight
• Contribute practical design solutions that balance aesthetic quality with constructability
CONSULTANT & TENANT COORDINATION
• Serve as the primary architectural interface with consultants and tenant design teams
• Review and coordinate drawings for compliance with internal standards and jurisdictional requirements
• Anticipate coordination conflicts and propose solutions proactively before escalation
• Manage permitting comment responses and drive resolutions to close
QUALITY CONTROL & STANDARDS ENFORCEMENT
• Enforce architectural standards and QA/QC procedures across all assigned projects
• Perform detailed drawing reviews for Designer I and II team members
• Maintain documentation consistency across disciplines, phases, and project deliverables
• Provide structured feedback to the Senior Designer on standards gaps and improvement opportunities
MENTORSHIP & KNOWLEDGE LEADERSHIP
• Guide Designer I and II staff in production quality, coordination practices, and professional development
• Support onboarding of new team members and facilitate technical training
• Share lessons learned across projects to reduce rework and improve delivery speed
QUALIFICATIONS
• 8 years of architectural production experience, with demonstrated project ownership in retail, commercial, or mixed-use development
• Proven ability to lead consultant and tenant coordination on complex, multi-phase projects
• Expert-level proficiency in CAD and architectural documentation; experience producing permit-ready sets
• Strong working knowledge of entitlement documents, legal descriptions, ALTA surveys, and lease exhibits
• Experience reviewing and enforcing drawing standards; formal QA/QC experience preferred
• Demonstrated ability to mentor junior staff and contribute to team development
• Bachelor's degree in Architecture or Architectural Technology required; licensure a plus
