Position Summary
The Marketing Director is responsible for the strategic leadership and performance of marketing across an assigned portfolio of properties. This role drives traffic, tenant sales, and overall asset value through the development and execution of integrated, data-driven marketing strategies.
The Marketing Director partners cross-functionally with leasing, operations, and executive leadership to position each property competitively within its market, strengthen community engagement, and enhance brand perception. This individual serves as the marketing lead for their portfolio and is accountable for delivering measurable results aligned with company objectives. This position reports to the Chief Operating Officer.
Position Responsibilities
- Develop and execute comprehensive, property-level marketing strategies that drive traffic, tenant performance, and revenue growth across the portfolio.
- Own marketing performance metrics, including traffic, engagement, and return on marketing investment (ROMI), using data and analytics to continuously optimize strategy.
- Serve as the primary marketing leader for assigned properties, partnering closely with leasing, operations, and asset management to support leasing activity and maximize asset value.
- Lead omnichannel marketing initiatives across digital, social, email, SMS, web, and on-property experiences to drive customer acquisition, engagement, and retention.
- Translate corporate marketing objectives into actionable, property-level strategies and ensure consistent execution across the portfolio.
- Oversee all aspects of property branding, visual merchandising, signage, and advertising to ensure a cohesive and compelling customer experience.
- Provide strategic input on media planning, channel selection, and budget allocation to maximize reach and effectiveness with target audiences.
- Partner with public relations agencies to develop and execute strategic communications plans that enhance property positioning, brand perception, and community visibility.
- Develop and maintain strong relationships with tenants to drive participation in marketing programs and enhance overall property performance.
- Leverage data, insights, and property technology (e.g., traffic analytics platforms) to evaluate marketing effectiveness, identify trends, and inform strategic decision-making.
- Lead the strategy, planning and execution of high-impact events and community engagement initiatives that support brand awareness and drive traffic.
- Build and maintain relationships with local municipalities, community organizations, and key stakeholders to strengthen community integration and support property initiatives.
- Own the development and performance of marketing budgets, ensuring strategic allocation of resources and strong return on investment.
- Continuously evaluate industry trends, emerging technologies, and competitive positioning to evolve and elevate marketing strategies.
- Make strategic recommendations to senior leadership regarding marketing investments, positioning, and asset-level opportunities.
Requirements
- Bachelor’s degree in Marketing, Business, or a related field
- Minimum of 5–7 years of progressive experience in shopping center or retail real estate marketing, with demonstrated success driving measurable results
- Proven ability to develop and execute strategic marketing plans that impact traffic, sales, and overall asset performance
- Strong analytical skills with the ability to interpret data, measure performance, and translate insights into actionable strategies
- Experience owning and managing marketing budgets and evaluating return on investment
- Exceptional project management and organizational skills, with the ability to manage multiple priorities across a portfolio
- Strong leadership presence with the ability to influence cross-functional stakeholders and drive alignment
- Excellent written, verbal, and presentation skills, including the ability to present to senior leadership and large groups
- Deep understanding of digital marketing channels, social platforms, and customer engagement strategies
- Experience working with marketing technology platforms, traffic analytics tools (e.g., Placer), and customer insight tools preferred
Salary : $100,000 - $120,000
