General Statement of Duties and Responsibilities
The Assistant Manager of Physical Plant and Grounds is responsible for ensuring the effective functioning, safety, and preservation of all campus facilities. This role oversees the full lifecycle of supervision of maintenance staff, contractors and assistance to develop and maintain operational policies and preventive maintenance programs, coordinate vendor and project management activities, and ensures compliance with OSHA safety standards. The Assistant Manager helps maintain a safe, efficient, and well‑maintained environments for all residents, staff, and visitors. The Assistant Manager will be responsible for supervision of Maintenance workers and oversight of Housekeeping.
Essential Duties and Responsibilities
- Perform general maintenance and basic repairs (carpentry, plumbing, painting, HVAC, etc.) across apartments, community buildings, and outbuildings.
- Supervision of maintenance staff including completion of performance evaluations.
- Create and manage a preventive maintenance program to ensure all facilities and assets remain in good repair and safe.
- Manage the receiving process: receive, inventory, and label assets; verify shipments meet specifications and purchase order requirements.
- Maintain organized, accessible documentation (utilizing technology solutions when appropriate).
- Oversee technical, licensed, and service vendors, including bid coordination, evaluation, and selection.
- Develop, implement, and maintain department safety standards, training, and documentation in full compliance with OSHA requirements.
- Lead the Safety Committee.
- Maintain a department calendar to support effective communication and planning (vendor visits, staff schedules, etc.).
- Oversee the housekeeping contract and on-site vendor personnel.
- Assist with setup, breakdown, and cleanup for special events.
- Participate in the on-call rotation and support occasional events and emergency responses as needed at NHV and Middlebury.
- Perform other duties as assigned.

Physical Requirements
- Prolonged periods of standing and walking.
- Ability to climb ladders and bend, crouch, or crawl into difficult or confined spaces.
- Ability to lift up to 50 pounds unassisted.
Minimum Qualifications
- 3 years of progressive experience in facilities maintenance, building operations, or physical plant management.
- Strong knowledge of mechanical, electrical, plumbing, HVAC, and life‑safety systems.
- Working knowledge of ADA, OSHA, and applicable building codes.
- Valid driver’s license with an acceptable driving record.
