Assistant Residential Property Manager Job Description
We’re seeking a talented Property Manager to oversee the daily operations of 150 residential units in the Boulder area. This role includes conducting inspections, leasing and lease administration, negotiating contracts, enforcing rental agreements, collecting rent, coordinating and supervising maintenance, and maintaining clear communication with property owners. The ideal candidate will foster a positive experience for residents, owners, vendors, and team members alike.
Key Responsibilities
- Supervise property maintenance by planning, scheduling, and conducting physical inspections.
- Set competitive rental rates based on market analysis of comparable properties.
- Show properties to prospective tenants, perform background checks, and negotiate lease agreements.
- Address tenant concerns and complaints with a clear, documented process to ensure issues are properly recorded and resolved.
- Retain tenants by delivering outstanding customer service that creates “raving fans.”
- Ensure tenant compliance with lease agreements through regular checks.
- Manage tenant move-ins and move-outs, including thorough property inspections.
- Perform other duties as assigned; responsibilities may evolve over time.

- Solid knowledge of Colorado real estate laws and regulations to ensure compliance.

- Fluent reading, writing, and conversational English skills.
- Outstanding customer service skills and ability to manage challenging situations with professionalism.
- Valid driver’s license, clean driving record, reliable transportation, and current auto insurance required.
- Willingness to work a regular schedule that may include overtime, weekends, and non-traditional holidays.
Education and Experience
- High school diploma required; college coursework is a plus.
- 3–5 years of experience in leasing and/or property management required.
- Familiarity with the resident rental lifecycle and related activities.
- Real estate license preferred but not required with equivalent experience.
- Experience with Rentvine or similar property management software is a plus.
Salary : $52,000 - $55,000
