PROJECT MANAGER

We are seeking for an eager Full- time Project Manager to lead the strategic and day-to-day direction of assigned residential projects from start to finish. The ideal candidate must possess the knowledge, experience and confidence to engage and professionally interact with the design professionals, consultants and client. This individual will fulfill an integral role on the project.

RESPONSIBILITIES INCLUDE:

  • Construction management and administration (managing RFI’s, Submittals, CO’s, etc.);
  • Review of drawings for completeness and best practices.
  • Review and assess consulting scheduling and agreements (construction, design);
  • Responsible for purchase orders, budget adherence, and all project-related costs
  • Negotiate contracts with external vendors to reach profitable agreements.
  • Manage and analyze direct and indirect cost budget.
  • Creates, maintain and coordinate project schedules.
  • Manage single or multiple projects at various stages of development.
  • Delegate and oversee responsibilities to team members of assigned projects.
  • Coordinate, manage and negotiate with different municipalities all permits requirements and grant approvals.
  • Conduct periodic site visits to monitor construction, review contractors' requisitions for payment and recommend the release of construction funds.
  • Observe general compliance of as-built conditions with the contract drawings and specifications.
  • Review construction schedules, trade payment breakdowns, job cost reports, and payment requisitions.
  • Approve and send out weekly project status reports and direct daily client communication.
  • Coordinate subcontractor work in all trades associated with that project(s).
  • Establish and communicate deadlines for project completion.
  • Able to manage, teach and train junior staff in all areas of Project Management
  • Prepare construction budgets for review and approval by upper Management


BASIC QUALIFICATIONS:

  • Bachelor's degree in Architecture, Engineering, Construction Management, or related fields.
  • At least 3 years of experience in construction administration, architecture, engineering, construction management or similar experience.
  • Detail oriented, strong aptitude in computer skills, communication skills and grammatical skills
  • Knowledge of the local permitting process and construction delivery methods and Agreements.
  • Familiarity with construction best practices, general building codes.
  • Proficiency in Word, Excel, and Outlook and MS Project
  • Must be fluent in Spanish and English (Required)
  • Initiative / Self- Motivation
  • Excellent written and verbal communication skills.
