Job Description Summary
Property Manager: responsible for maintaining compliance with Tenant Landlord Law in our forms and procedures. Also responsible for maintaining our properties to a market ready standard, ensuring high level of service at all times and for coordinating and motivating staff to maximize the performance of our properties.
ESSENTIAL JOB DUTIES:
- Ensuring the smooth running of our properties in a fast-paced environment. Overseeing all operations including maintenance, lease administration, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts and expense control.
- Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
- Complete lease/renewal paperwork to ensure completion to company standards.
- Complete rent increases and notifications in accordance with CA Real Estate law
- Track and evaluate advertising, and all client traffic.
- Coordinating leasing, customer service, maintenance, and management , in order to maximize tenant engagement and minimize turnover.
- Supervise day-to-day operations, ensuring that all policies and procedures are being followed.
- Maintain residents' files in accordance with BRE standards.
- Maintain a positive living environment for residents through prompt conflict resolution and consistent follow-up along with making maintenance issues a priority.
- Implement and maintain a system for annual, Move in, Move out and as needed inspections through software system.
- Coordinate day-to-day operations of team, ensuring that all policies and procedures are being followed.
- Perform any other related duties as required or assigned
COMPETENCIES:
- Effective communication and customer service skills
- Ability to work well within a Team environment, manage projects and coordinate with team members effectively
- Computer literate, including Microsoft Office Suite and internet navigation skills
- General office, bookkeeping and sales skills and excellent oral and written communication skills
IMPORTANT EDUCATION
- Property Management certification required
- Real Estate License preferred
- Some college preferred, AA degree equivalent or higher.
IMPORTANT EXPERIENCE
- 3 years of Property Management experience
- Experience in construction or the trades is beneficial
WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers and filing cabinets. Regularly required to travel locally
