What are the responsibilities and job description for the Maintenance Engineer Tech II position at NASHVILLE DOWNTOWN HOTEL LLC?
Position Overview: Responsible for coordinating with supervisors relating to the maintenance and repair of physical systems of buildings, equipment, and preventative maintenance of guest rooms and public areas.

Tech 2 should possess reasonable experience in general maintenance, electrical work, plumbing, carpentry, and painting.
Perform, Public Area, and Guest Room preventative maintenance per standards and schedules.
Troubleshoot all operational problems including, but not limited to, equipment and building trades.
Respond in courteous, professional and rapid manner in order to resolve guest and staff difficulties.
Other duties and responsibilities as assigned.
The employee may be expected to work in other areas of the hotel when needed to assist operations to perform job duties not necessarily contained in this job description.
Maintain a safe work environment for co-workers and a safe hotel for guests; please refer to Section 2.4 in the Team Member Handbook for specific examples.
General knowledge of skilled trades such as painting, plumbing, electrical, and carpentry.
Minimum 3 years maintenance experience of building/hotel maintenance operation required.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Required within the 90-day introductory period is the ability to learn and utilize EMS, PMS, and guest response software, as well as to acquire proficiency in all fire and life safety programs.
Ability to communicate, verbally and in writing, effectively with guests/co-workers; respond to guest/employee requests, with high level of patience, diplomacy and tact. Excellent interpersonal skills to provide overall guest satisfaction and conflict resolution.
Basic mathematical skills.
Ability to work under pressure.
Strong organizational skills with attention to detail.
No special licenses or certificates required.
Always maintains professionalism, demonstrating courtesy and respect to guests and co-workers.
Physical requirements of the position and work environment:
Regularly required to stand, use hands to perform mechanical maintenance tasks, handle or feel objects, tools, and controls; talk and hear.
Frequently required to walk and reach with hands and arms and to climb on scaffolds and ladders.
Frequently required to lift and/or move up to 50 lbs., and to move objects up to 100 lbs.
Must be able to bend, stoop, crouch.
Must have good near and far vision.
Duties may be performed indoors/outdoors.
May experience high noise levels.
