NAI San Diego is seeking an experienced and proactive Senior Residential Property Manager to lead the day-to-day operations of our residential portfolio. The ideal candidate is a strategic thinker with strong leadership skills, deep knowledge of property management best practices, and a commitment to delivering exceptional resident experiences. This role oversees property performance, financials, team development, and compliance to ensure operational excellence across all assigned communities.


Key Responsibilities


Portfolio & Operational Management
  • Oversee daily operations of multiple residential properties, ensuring high standards of service, safety, and appearance.
  • Implement, monitor, and improve operational processes, systems, and policies.
  • Ensure compliance with all local, state, and federal housing regulations, Fair Housing laws, and company policies.
  • Manage vendor relationships, negotiate contracts, and monitor service quality.


Financial Oversight
  • Develop and manage annual property budgets, forecasts, and financial plans.
  • Monitor rent collection, accounts payables/receivables, and financial reporting.
  • Analyze financial performance, identify opportunities to improve NOI and reduce operational inefficiencies.
  • Oversee capital improvement projects and ensure timely, on-budget completion.


Leadership & Team Management
  • Lead, mentor, and support onsite teams including Assistant Managers, and Maintenance Supervisors.
  • Foster a positive, collaborative work culture focused on accountability and resident satisfaction.
Resident Relations
  • Ensure a high-quality residential experience by proactively managing resident concerns and service requests.
  • Oversee leasing, renewals, and retention strategies to maintain optimal occupancy.


Reporting & Analysis
  • Prepare monthly, quarterly, and annual reports on property performance.
  • Track occupancy, delinquency, turnover, and maintenance response times.
  • Present insights and recommendations to senior leadership.


Qualifications
  • Bachelor’s degree in Business, Real Estate, or related field preferred.
  • 5–7 years of residential property management experience, including leadership of multi-site portfolios.
  • Strong understanding of Fair Housing regulations and property management compliance requirements.
  • Proven ability to manage budgets, interpret financial statements, and improve property performance.
  • Exceptional communication, leadership, and problem-solving skills.
  • Proficiency with property management software (e.g., Yardi) required.
  • Professional certifications such as CPM, ARM, or CAM are a plus.
  • Bilingual (Spanish) a MUST
