Senior Commercial Property Manager


Location: ON SITE ONLY - Columbia, South Carolina


Position Summary


NAI Earle Furman is seeking an experienced Senior Commercial Property Manager in the Columbia, South Carolina office to assume responsibility for an established portfolio of approximately 30–40 office, retail, and industrial properties.


This position requires a well-rounded commercial property manager who can transition effectively into an existing portfolio, establish strong relationships with owners and tenants, and independently manage the portfolio’s operational and financial performance. Clients will range from individual property owners to sophisticated institutional investors, requiring the ability to adapt communication, reporting, and management practices to different ownership objectives.


Key Responsibilities


· Manage the day-to-day operations of a diverse commercial real estate portfolio.

· Serve as the primary point of contact for property owners, tenants, vendors, and other stakeholders.

· Develop a thorough understanding of each client’s objectives and provide proactive recommendations.

· Oversee repairs, preventive maintenance, property inspections, and building-system performance.

· Solicit and evaluate proposals, negotiate vendor contracts, and monitor contractor performance.

· Develop annual operating and capital budgets and manage properties in accordance with approved budgets.

· Review monthly financial statements, general ledgers, accounts receivable, accounts payable, and budget variances.

· Prepare financial reports, operating updates, and recommendations for both private and institutional clients.

· Coordinate annual operating-expense reconciliations and assist with lease administration matters.

· Identify, plan, budget, and oversee capital improvements and major repair projects.

· Manage projects from initial scope development and bidding through construction, closeout, and final accounting.

· Monitor tenant and owner obligations under lease agreements.

· Maintain strong tenant relationships and respond promptly to operational concerns.

· Assist with property transitions, due diligence, acquisitions, dispositions, and onboarding of new assignments.

· Identify opportunities to improve property performance, control expenses, mitigate risk, and enhance asset value.

· Maintain accurate property records, contracts, inspection reports, and required compliance documentation.

· Respond to property emergencies and time-sensitive issues as necessary.


Qualifications


· At least five years of commercial property management experience.

· Demonstrated experience managing office, retail, and industrial properties.

· Strong knowledge of commercial building operations, repairs, maintenance, and major building systems.

· Experience preparing operating and capital budgets and reviewing property-level financial statements.

· Proven ability to oversee capital improvements, tenant improvements, and other construction projects.

· Ability to manage a portfolio of 30–40 properties while maintaining attention to detail and consistent client service.

· Experience working with both private owners and institutional clients is strongly preferred.

· Strong organizational, analytical, communication, and problem-solving skills.

· Ability to prioritize multiple deadlines and work independently with limited supervision.

· Proficiency with Microsoft Excel, Outlook, and commercial property-management or accounting software.

· Bachelor’s degree preferred.

· CPM, RPA, or similar professional designation is preferred but not required.

· Valid driver’s license and ability to travel regularly to assigned properties.


Ideal Candidate


The successful candidate will be proactive, financially capable, technically knowledgeable, and comfortable taking ownership of a substantial existing portfolio. This individual should be able to identify issues before they become problems, communicate clearly with clients and tenants, and manage both routine operations and complex capital projects with sound judgment and professionalism.
