The Real Estate Portfolio Manager is responsible for maintaining and optimizing the AMER leased and owned data center portfolio through effective asset management, process improvement, and strategic decision making. This role will have the opportunity to participate in all facets of effectively managing a real estate portfolio including lease compliance, transacting lease renewals, owned property management, building landlord/tenant relationships, and cost control auditing. Additionally, this role will have the opportunity to drive cost savings and avoidance while engaging in special projects and stretch goals.
Requirements for this role include reading and interpreting lease language, lease negotiations, partnering with key stakeholders, and streamlining processes. The ideal candidate will also demonstrate strong written and verbal communication skills who can work independently and possess a high level of competence in performing a full range of portfolio management responsibilities.

The base salary range for this position is listed below. Your Amazon package will include sign-on payments and restricted stock units (RSUs). Final compensation will be determined based on factors including experience, qualifications, and location. Key job responsibilities
- Perform strategic portfolio analysis, support business stakeholders throughout the leased and owned life cycle
- Create and track key portfolio metrics, KPIs, and critical dates
- Process CAM reconciliations and landlord budget updates
- Drive portfolio optimization through process improvement, cost savings/avoidance, and standardized lease language
- Manage miscellaneous leased and owned related and legal documents
- Partner and seek alignment with internal stakeholders including business development, legal, finance, water, power, and economic development
- Manage the landlord/tenant relationship through lease compliance, escalation, and de-escalation
- Ability to report on metrics of the existing portfolio, manage dashboards, and provide monthly/quarterly business updates
- Reviewing annual and quarterly budgets for owned and tenant occupied sites
- 3 years of property management, asset management, portfolio management and/or real estate financial analysis experience
- Experience in commercial real estate or lease administration within an industrial, commercial, and/or data center environment
- Experience reading and interpreting lease language, managing critical lease dates, and conducting lease negotiations
- Strong written and verbal communication skills
- Ability to work independently on complex projects in a fast-paced environment
- Experience utilizing commercial real estate software platforms such as Tango, Yardi, or MRI
- Knowledge of data visualization tools such as Quick Sight, Tableau, Power BI or other BI packages
- Bachelor's degree or equivalent in business, management, real estate, or another related field
