Maintenance Supervisor
Lithia Springs, GA
A growing multifamily property management company is seeking an experienced and hands-on Maintenance Supervisor to lead maintenance operations at an apartment community in Lithia Springs, GA. This role is ideal for a strong leader who takes pride in creating an exceptional resident experience, maintaining high property standards, and developing a successful maintenance team.
The Maintenance Supervisor is responsible for overseeing all aspects of property maintenance operations including service requests, apartment turns, preventive maintenance, vendor coordination, budgeting, and emergency response.
Responsibilities
- Lead and supervise the onsite maintenance team
- Oversee completion of service requests in a timely and professional manner
- Ensure apartment homes are market-ready and completed to company standards
- Coordinate and perform preventive maintenance programs
- Troubleshoot and repair HVAC, plumbing, electrical, appliance, and general maintenance issues
- Monitor inventory, supplies, and maintenance expenses
- Coordinate with outside vendors and contractors as needed
- Participate in the on-call rotation for after-hours emergencies
- Maintain compliance with safety standards and company policies
- Assist in maintaining curb appeal and overall community appearance
Qualifications
- Prior multifamily maintenance supervisory experience required
- Strong knowledge of HVAC, plumbing, electrical, appliances, and general carpentry
- EPA Certification required
- HVAC Certification strongly preferred
- Ability to lead, coach, and motivate a maintenance team
- Strong organizational and time management skills
- Ability to work independently and prioritize multiple responsibilities
- Valid driver’s license and reliable transportation required
- Must be able to participate in an on-call rotation
