Position: Multi-Site Property Manager
Location: Williamsburg, Hampton, Newport News VA
Summary
We are seeking a Multi-Site Property Manager to oversee and administer operations across multiple communities in the Williamsburg, VA area. This role is responsible for driving operational success through strong leadership, strategic planning, budgeting, marketing, staff development, and compliance oversight. The ideal candidate will be a hands-on leader with the ability to balance profitability, team management, and resident satisfaction.
Key Responsibilities
- Direct daily operations across multiple properties, ensuring alignment with company goals and profitability targets.
- Prepare annual budgets, short-term objectives, and long-range plans.
- Collect rents, manage delinquencies, and oversee legal processes as needed.
- Develop and implement marketing and resident retention programs.
- Approve leases, invoices, and capital expenditures in accordance with company policies.
- Supervise and train on-site staff, ensuring a well-trained and motivated team.
- Conduct competitor market surveys and leverage findings to enhance leasing strategies.
- Oversee property inspections, curb appeal, grounds, recreational areas, and public spaces to ensure high standards are maintained.
- Maintain compliance with community, personnel, and financial records in line with company policy.
- Administer employee reviews, disciplinary actions, and recognition programs.
- Collaborate with community officials and stay current on local governmental issues that may affect operations (rezoning, hearings, new construction, etc.).
- Ensure resident satisfaction through responsive service and effective communication.
Supervisory Responsibilities
- Directly supervise employees across multiple communities.
- Provide leadership in interviewing, hiring, training, evaluating performance, and addressing employee concerns.
- Foster a culture of accountability, growth, and collaboration.
Qualifications
- Education: Bachelor’s degree preferred; Associate’s degree with 2 years of direct property management experience; or High School diploma with 3 years of proven success in property management.
- Experience: Demonstrated success in multi-site property management with full P&L responsibility.
- Skills: Strong leadership, budgeting, marketing, maintenance oversight, and compliance management.
- Must have the ability to interact effectively with vendors, contractors, residents, and local municipalities.
- Computer proficiency required (Microsoft Office Suite, accounting software, property management platforms such as RealPage/OneSite/Yardi).
- Must have valid driver’s license, reliable transportation, and proof of insurance (bank runs and site visits required).

Job Type: Full-time
Pay: $52,000.00 - $58,000.00 per year
