What are the responsibilities and job description for the Area Property Manager- Multifamily position at Multi-Family?
A well-established real estate owner/operator is seeking a Senior Property Manager to lead day-to-day operations across one or more multifamily communities. You’ll drive financial performance, team effectiveness, resident satisfaction, and property standards while partnering closely with senior leadership.
Key Responsibilities
Financial & Operations
- Own property P&L performance; meet/exceed financial and occupancy goals
- Prepare/oversee annual operating & capital budgets and income projections
- Maintain accurate records (rent rolls, delinquency, move-in/out, weekly reports); ensure timely A/R and A/P processing
- Coordinate vendors (scheduling, billing, COIs) and oversee invoice approvals
- Initiate/oversee legal actions in accordance with state and company guidelines
Leasing & Marketing
- Ensure pricing/availability and marketing are current and effective
- Partner with leasing/marketing teams to hit occupancy and rent targets
- Train/coach teams on customer service and sales; assist with tours as needed
- Resolve resident questions and concerns promptly and professionally
Administration & Compliance
- Conduct annual reviews/audits of maintenance, capital projects, and financials
- Confirm lease files and related paperwork are complete and accurate
- Oversee move-out inspections and ensure accounting receives required info
- Create/refine property SOPs to standardize operations
People Leadership
- Lead, mentor, and develop onsite teams; plan schedules/assignments
- Provide timely feedback and performance coaching with proper documentation
- Foster a positive, service-oriented culture and maintain confidentiality
General
- Serve as on-call point for property issues; flexible schedule with some weekends/evenings
- Collaborate with Residential leadership on new initiatives and growth opportunities
Qualifications
- Bachelor’s degree preferred
- 10 years progressive, hands-on multifamily property management experience
- Proven success managing 200 unit communities
- Strong knowledge of staff supervision, marketing, lease negotiations, vendor contracts, building systems/maintenance, operating budgets, capital planning, and tenant relations
- Excellent project management, client service, communication, and negotiation skills; ability to build consensus across stakeholders
- Wisconsin Real Estate Broker or Salesperson license required; ARM preferred
- Proficiency with Microsoft Office; experience with property/accounting systems (Yardi preferred)

Pay: $90,000.00 - $120,000.00 per year
