POSITION SUMMARY
The Regional Maintenance Supervisor oversees all maintenance and grounds operations across multiple entities, ensuring safe, efficient, and well-maintained facilities. This role provides direct leadership to maintenance staff, manages daily work assignments, oversees preventative maintenance programs, and leads all capital improvement projects from planning through completion. The Maintenance Supervisor is also responsible for approving timesheets, managing work orders, and ensuring consistent operational standards across all entities.
KEY RESPONSIBILITIES
Leadership & Staff Oversight
- Supervise, train, and support all maintenance and grounds employees across multiple locations.
- Assign daily tasks, manage schedules, and ensure proper coverage at each entity.
- Conduct performance evaluations, coaching, and corrective action when necessary.
- Ensure all staff follow safety procedures, equipment protocols, and company standards.
- Promote a positive, team-oriented work environment.
Maintenance Operations
- Oversee all routine, preventative, and emergency maintenance tasks.
- Ensure timely completion of work orders and accurate documentation.
- Create, assign, and close out work orders in the company’s maintenance management system.
- Maintain facility systems including electrical, plumbing, HVAC, mechanical, and structural components.
- Monitor property conditions and identify repair needs proactively.
- Ensure all equipment, tools, and vehicles are maintained and safely operated.
Capital Projects & Improvements
- Lead all capital improvement projects across properties, including planning, budgeting, scheduling, and execution.
- Coordinate with contractors, vendors, inspectors, and internal leadership.
- Review bids, negotiate pricing, and ensure projects meet quality and safety standards.
- Track project progress, maintain documentation, and provide regular updates to leadership.
- Ensure projects are completed on time, within scope, and within budget.
Timekeeping & Administrative Oversight
- Review and approve maintenance staff timesheets each pay period.
- Ensure accurate job coding, labor allocation, and compliance with company timekeeping policies.
- Maintain accurate records of maintenance activities, inspections, and inventory.
- Track labor hours, supply usage, and project costs.
- Prepare weekly reports for leadership on maintenance status, project updates, and staffing needs.
- Assist with annual budgeting for maintenance operations and capital improvements.
Safety & Compliance
- Enforce OSHA, state, and company safety standards across all maintenance activities.
- Conduct regular safety inspections and ensure corrective actions are completed.
- Maintain compliance with environmental, fire, and building regulations.
- Train staff on safe equipment use, hazard recognition, and emergency procedures.
QUALIFICATIONS
- Bilingual (English/Spanish) required.
- 5 years of maintenance experience, preferably in multi-site or hospitality environments.
- 2 years of supervisory or experience.
- Strong knowledge of building systems, preventative maintenance, and facility operations.
- Experience managing contractors and capital projects.
- Ability to read and interpret technical manuals, blueprints, and project plans.
- Strong organizational, communication, and leadership skills.
- Experience with maintenance management systems (work orders, PM schedules, asset tracking).
- Valid driver’s license and reliable transportation.
PHYSICAL REQUIREMENTS
- Ability to lift up to 50 lbs.
- Ability to stand, walk, bend, climb, and work in various weather conditions.
- Ability to operate maintenance equipment and power tools safely.
