Role Overview
The Disclosure Specialist is a vital part of our loan processing team. You will be responsible for reviewing incoming loan applications, ensuring the accuracy of all information, and issuing initial disclosures in compliance with all state and federal regulations. This role requires a professional who is highly detail-oriented and understands the complexities of mortgage regulations. You will also manage the Notice of Incomplete and Notice of Action processes to ensure all regulatory requirements are met.
Essential Duties
- Effectively communicate and explain loan application deficiencies to loan officers and business partners.
- Review documents for accuracy and compliance.
- Adhere to regulations: Understand and strictly adhere to RESPA, TRID, Dodd-Frank, and HMDA regulations.
- Confirm documentation meets the company's minimum requirements.
- Generate accurate initial disclosures within mandatory time frames.
- Perform file reviews and complete a quality application audit.
- Prep the loan file for initial underwriting submission.
- Manage communication with loan officers, account executives, and business partners as needed.
- Ensure all work is performed within company guidelines and standards.
- Understand and review a 1003 (URLA), 1008, and borrower loan documentation.
- Issue and manage Notice of Incomplete Application Notifications and Action Notices.
- Notify applicable parties of incomplete transaction information or needed corrections.
- Monitor the receipt of minimum document requirements for submission to underwriting.
- Maintain strict confidentiality of all financial data.
- Understand when a Change of Circumstance is needed on both Wholesale and Retail loans by reviewing daily lock reports and system alerts.
- Regular, reliable and predictable attendance is an essential function of this role.
- Perform other duties as assigned.
Qualifications
Knowledge, Skills & Abilities
- Technical Knowledge: Strong knowledge of credit applications, credit reports, and mortgage application documents, including compliance.
- Industry Knowledge: An understanding of mortgage operations and a desire to learn and grow within the industry.
- Software Proficiency: Proficient with Microsoft Office and web-based software applications.
- Problem-Solving: The ability to effectively communicate and resolve issues that are inconsistent with guidelines.

Education & Experience
- High school diploma or equivalent is required.
- At least one year of previous mortgage experience is preferred.
Physical & Mental Requirements
- This is a primarily sedentary position, involving prolonged periods of sitting at a desk and working on a computer.
- Occasional movement about the office is required for tasks like walking to offices and office machinery.
- The ability to occasionally lift up to 10 pounds, stoop, bend, stand, and reach may be necessary.
- The role requires a high degree of mental focus to review complex documents and ensure strict adherence to all regulations.
- You must have the ability to manage multiple tasks simultaneously and work effectively under pressure to meet tight deadlines.
