Our client is seeking an experienced Community Manager to lead operations at a stunning 300 unit garden-style apartment community. The property is fully staffed, well-maintained, and offers an outstanding resident experience—but with occupancy currently at approximately 85%, they're looking for a proven leader who knows how to execute a successful lease-up and stabilization strategy.

What You'll Do

As Community Manager, you'll oversee all aspects of property operations, financial performance, resident satisfaction, and team leadership while implementing strategies to improve occupancy and maximize asset performance.

Key Responsibilities

• Lead the day-to-day operations of a 300 unit multifamily community.
• Develop and execute leasing and marketing strategies to increase occupancy and reduce vacancy loss.
• Maximize rental revenue while controlling expenses and improving Net Operating Income (NOI).
• Supervise and mentor a fully staffed team of seven, including office and maintenance professionals.
• Review market conditions and recommend pricing, concessions, and marketing initiatives.
• Analyze monthly financial statements, prepare budgets, and monitor property performance.
• Oversee accounts payable, vendor relationships, service contracts, and capital projects.
• Ensure apartments are turned efficiently, minimizing vacancy and maintaining exceptional curb appeal.
• Foster outstanding resident relationships by delivering responsive customer service and resolving concerns professionally.
• Conduct regular property inspections to ensure the community remains in excellent condition.
• Ensure compliance with company policies, lease administration, and fair housing regulations.

What We're Looking For

• 3 years of experience as a Community Manager in multifamily property management.
• Experience managing Class A or Class B apartment communities.
• Demonstrated success improving occupancy, increasing leasing performance, and driving financial results.
• Strong leadership skills with experience managing office and maintenance teams.
• Financial acumen with experience preparing budgets, reviewing P&Ls, and managing operating expenses.
• Excellent communication, organization, and customer service skills.
• Ability to thrive in a fast-paced, performance-driven environment.
