Job Title: Maintenance Tech I

Job Summary:
The Maintenance Tech is responsible for keeping properties current and functional by providing consistent and ongoing maintenance. This position requires constant manual labor and the ability to pinpoint specific areas that require attention and address them immediately. Looking for hard workers that are not afraid to get things done. We are a locally owned property management company overseeing multifamily communities across the region. Our on-site teams are supported by a central office and leadership group that value clear expectations, teamwork, and accountability. Duties & Responsibilities:
Plumbing

Repair or replace P-traps, crossovers, and air admittance valves under kitchen and bathroom sinks.

Remove and repair obstructions in garbage disposals.

Rebuild faucets, including replacing cartridges, aerators, and handles.

Repair toilets, including flappers, fill valves, tank bolts, and clearing clogs using a plunger or closet auger.

Apply caulk properly to sinks, tubs, and related fixtures as needed.
Landscaping
-
Remove weeds from flower beds, parking lot cracks, sidewalks, garages, and common areas.

Pick up and dispose of trash throughout the community.

Blow breezeways bi-weekly or as needed to maintain cleanliness.

Repair or replace PVC piping and drip irrigation lines.
Painting
-
Prepare walls prior to painting by repairing holes, blemishes, and gouges using mud, spackle, or sanding techniques.

Clean baseboards prior to painting.
-
Brush and paint around cover plates and fixtures as needed.

Fill cracks or gaps around window frames and shelving with caulk and paint after drying.
Lock & Key

Service apartment door locks, including battery replacement and minor repairs as needed.
Carpet
-
Stretch carpet using a carpet kicker to remove wrinkles.

Cut and tuck carpet properly.
-
Install and join carpet sections, ensuring correct direction and alignment.

Use tools and cleaning chemicals safely to repair or clean carpet.
Sheetrock
-
Patch holes up to one inch in diameter.
-
Cut and install sheetrock as needed.
-
Secure and back sheetrock patches appropriately.
Electrical
-
Use multimeters and amp probes safely and accurately.
-
Test and interpret outlet tester readings.
-
Replace light bulbs, selecting appropriate size, shape, style, and color.
Carpentry
-
Use woodworking tools safely to repair or replace woodwork throughout apartments.

Measure, cut, and install baseboards and door trim.

Reinstall closet shelving.
-
Prepare wood surfaces prior to staining.
General Responsibilities
-
Participate in rotating on-call shifts, including nights, weekends, and holidays.

Prepare units for new tenants (make-ready process).
-
Assist in training newly hired maintenance technicians.

Complete additional maintenance tasks as needed to support residents and company operations.
Required Skills:

Experience and Education:

0-6 months of experience preferred

High School Diploma or equivalent
Physical Requirements:

Ability to stand for lengthy periods of time

Twisting, bending, stooping, walking, reaching over your head

Carry up to 50 lbs.

Being able to work in inclement weather; rain, heat, cold, wind, snow

Willing and capable of working extra hours when jobs demand it
