Position Overview

The Property Manager is responsible for the daily maintenance and upkeep of the church buildings and grounds to ensure they are safe, clean, secure and comply with all regulations. This can include routine maintenance, minor repairs, cleaning, and supervising landscaping.

Essential Duties & Responsibilities

Building Operations

  • Provide routine building maintenance such as changing light bulbs, replacing filters, and minor repairs as needed (leaky faucets, replacing light fixtures, door handles, etc.).
  • Regularly inspects the condition of the church buildings and grounds to identify maintenance needs.
  • Oversee maintenance and safety inspections of church property and buildings.
  • Coordinate with the Church Administrator regarding maintenance of the plumbing, electrical, mechanical, and alarm systems including minor repairs and coordination of outside contractors for major repairs or replacements.
  • Ensure proper functioning of heating, ventilation, and air conditioning (HVAC) systems, fire/security systems).
  • Maintain security of buildings, including locking and unlocking doors, turning off lights.
  • Respond to emergencies and security concerns.
  • Monitor the church’s tools and supplies and coordinate ordering of addition supplies.
  • Provide input to Church Administrator and the Property Council regarding plans for maintenance, repair and upgrades to the church property.

Event Preparation

  • Set up tables, chairs, and other equipment for church service, events and meetings.
  • Ensure that the church Chapel, commons, kitchen and other event spaces are prepared and clean before and after use.
  • Assist staff and church members in organizing church events.
  • Review work orders and setup requests for problems.

Building Cleanliness

  • Keep the Church buildings clean, attractive and well maintained, inside and out (includes sweeping, mopping, vacuuming, dusting, cleaning window & mirrors in the church, offices, bathrooms, common areas and meeting rooms).
  • Monitor church custodial supplies and make sure that they are available when needed.
  • Empty trash and recycling receptacles.

Grounds Maintenance

  • Supervise contracted venders in overseeing the property’s landscaping, including mowing lawns, trimming hedges and maintaining flowers and shrubs.
  • Oversee safe access to the building during inclement weather including monitoring, and clearing of any debris, and removal of snow from walkways and parking lot.
  • Make sure parking lot lights are working and are properly set to come on at dark throughout the year.

Qualifications

  • High School Diploma or Equivalent.
  • Knowledge of cleaning equipment and supplies.
  • Experience in general building maintenance/construction and cleaning.
  • Ability to perform minor repairs and maintenance tasks.
  • Ability to work independently and as part of a team.
  • Ability to lift/move heavy objects and work on ladders.
  • Ideally, previous experience working in a church or similar setting and basic knowledge of heating, HVAC, plumbing and electrical systems.
  • Basic computer skills – to track work orders and emails.

  • Flexibility: church events often occur outside of regular business hours, so flexibility in work hours is essential.

Physical Requirements:

  • Ability to lift weights of 35 lb. to waist height, 25 lb. to chest height; some overhead lifting.
  • Ability to climb and work from ladders safely.
  • Occasional long periods of standing.
  • Work in enclosed, dusty, hot, or cold surroundings, indoors and outside.

Benefits

Compensation will be reviewed annually. The position is eligible for group health and pension benefits. Paid vacation and sick leave.
