The work is genuinely broad: tenant relations, financial reporting, lease administration, vendor oversight, and building operations all fall within scope. That breadth is what makes this a solid growth role, but it also means the pace is real and the detail load is constant.

What the Day-to-Day Actually Looks Like

A significant portion of this role is financial and administrative. You'll support monthly reporting packages, assist with operating expense reconciliations including CAM and OpEx, coordinate with accounting, and review vendor invoices for accuracy and compliance with the management agreement. Proficiency with AP systems matters here. Mistakes in invoice approval or reconciliation drafts have downstream consequences for client reporting and owner relationships.

On the tenant-facing side, you'll respond to needs as they come in, track that building staff or vendors resolve issues on time, and document move-ins and move-outs. Walk-throughs with tenants and tenant improvement teams are part of this, so you need to be comfortable on property and in front of people. Lease administration work includes system setup, lease changes, and reporting, which requires attention to detail and comfort in a CMMS environment.

The role is also partially supervisory. You'll provide work direction and performance guidance to direct reports, so this isn't an entry-level position where you're just learning the ropes. Some prior experience with commercial assets and a working familiarity with financial terms are expected from day one.

  • Bachelor's degree preferred, or equivalent combination of education and experience
  • 1 to 2 years of related commercial property management experience
  • Intermediate to advanced Microsoft Office skills
  • Experience with AP and CMMS systems preferred
  • Familiarity with commercial office, retail, or industrial properties preferred
  • Strong written and verbal communication skills
  • Ability to perform property inspections and travel to assigned properties
  • Must be authorized to work in the US without visa sponsorship
  • Position is fully in-office, no remote option

Where This Role Can Take You

Assistant Property Manager positions at large third-party management firms tend to serve as a proving ground for the full PM seat. Lincoln's portfolio scale means exposure to institutional clients, real reporting standards, and complex lease structures. Candidates who develop strong CAM reconciliation skills and get comfortable with owner reporting cycles tend to move into Property Manager roles faster than those who stay on the tenant relations side only. If you're building toward a career in commercial property management, the financial discipline you'll develop here transfers directly to any asset type.

One honest note: commercial property management runs on deadlines. Monthly reports, budget cycles, and lease compliance windows don't flex much. If you're organized and comfortable managing competing priorities, the structure works in your favor. If you're not, it shows quickly.
