Preconstruction Coordinator
Morrow-Meadows Corporation is seeking a full time Preconstruction Design Coordinator in City of Industry, CA.
Responsibilities:
- Develops and builds positive communication/relationships on all bids
- Stays up-to-date with market trends and conditions – actively looks at and do reads about new technologies and how they affect us, our customers, and the industry
- Spends time outside work building customer/consultant relationships
- Maintains relationships for future negotiated projects
- Quality presentation skills, delivers well verbally
- Ability to utilize electronic software to present and convey approach to customers
- Ability to communicate and coordinate with consultants, trade partners, owner, and GC to keep project on budget or team aware of and understanding increases
- Managers electrical engineering design partner effectively to maintain electrical construction budget price target
- Engages with Design Engineer on design assist/build jobs to assure that locations of equipment are identified to reduce costs of installation especially for branch and feeder runs
- Increase margin and add value to the project through the preconstruction process
- Attend meetings and represent company in the design build or design assist process
- Coordinate the BIM/Engineer team by providing direction and goals
- Present value engineering ideas and options to client
- Review the contract documents thoroughly and understand the projects risks
- Manage owner, design team and general contractor to keep design and electrical scope within target price
- Keep the MMC team on task and efficient throughout the preconstruction process
- Review and assist with selection of key subcontractors
- Review and assist with selection of key vendors
- Stay engaged with project until completely handed over to the Project Management and Field team
- Provide customer relations throughout construction
- Manage the cash flow of the preconstruction process
- Negotiate and finalize the contract and scope of the contract
- Assist with establishing the final budget
- Effectively sets up new projects to bid in a timely fashion
- Analyze Electrical, Mechanical, Plumbing, Architectural, Cifil, DWGS for detailed take off
- Review instructions to Bidders, Specifications, General Conditions thoroughly
- Identify qualified Subcontractors and Suppliers and review quotes in detail
- Maintain constant communication with General Contractor regarding RFI’s and Addenda
- Attends job walks and pre-bid meetings to fully understand project requirements and logistics
- Ability to utilize Accubid Estimating System for both hard and conceptual budgets
- Prepare detailed/organized MMC proposals and General Contractor bid forms/breakdowns
- Meet with clients at post-bid meetings to effectively convey knowledge of the project & pricing
- Carefully review final contract from customer with operations to ensure the electrical scope and schedule are correct prior to signing contract
- Provide creative value engineering solutions and cost alternates to help secure the project
- Attend/lead/provide support to Project Manager on successful project kick-off meetings
- Engage Project Executive/Operations in review of project and opportunity
Requirements:
- Highly proficient with MS Word, Adobe Acrobat and MS Excel
- Strong communication skills
- Ability to work well as part of a team
- Flexibility to shift focus among multiple internal customers and outside agencies
