What are the responsibilities and job description for the Vice President Operations position at Morrow & Associates?
We are partnering with a highly stable, well-established, privately held real estate developer, owner, and operator. They’ve asked us to identify a VP/Head of Operations to lead and fully own their multifamily property management platform.
This executive will create the vision for the management company and hold full responsibility for a ~10,000-unit multifamily portfolio across the Midwest, overseeing all aspects of property management operations while driving results, developing talent, and thoughtfully leading change across the organization.
This is a true head-of-business role, ideal for a senior property management leader who wants autonomy, influence, and accountability within a well-capitalized, long-term owner-operator.
The Opportunity
- Lead and oversee a company-wide, ~10,000-unit multifamily portfolio
- Run the property management business, including operations, people, performance, and results
- Build, mentor, and retain high-performing teams while fostering a strong, people-centric culture
- Drive operational excellence, NOI growth, expense discipline, and resident satisfaction
- Implement thoughtful change initiatives that balance results with organizational health
- Partner closely with executive leadership on strategy, growth, and long-term planning
- Serve as a visible leader across the Midwest portfolio, with regular property and market engagement
Ideal Background
The ideal candidate is a seasoned property management leader who has operated at scale and is ready to run the business, not just oversee it.
- Bachelor’s degree in Business Administration, Real Estate, or related field (Master’s preferred)
- 10 years of property management experience, including 7 years in senior leadership
- Experience leading within a top-tier or Top 100 property management platform
- Proven success overseeing large, multi-market multifamily portfolios
- Strong people leadership skills with a track record of developing regional and site-level leaders
- Financially astute, with experience driving NOI, budgeting, and operational KPIs
- Experience contributing to or supporting business development or platform growth
- Advanced proficiency in property management systems and reporting tools
Why This Role
- Executive-level autonomy with direct influence on strategy and outcomes
- Ownership-minded platform with a long-term investment horizon
- Competitive compensation with performance-based incentives
- Opportunity to shape and lead a growing property management organization
The organization has a relationship-driven, collaborative culture where leaders are trusted, supported, and empowered to make decisions and succeed together.
