What are the responsibilities and job description for the Commercial Construction Project Manager position at Modern Building Inc.?
General Duties:
- Development of project budgets, including the finalizing of subcontractor pricing and contracts.
- Project start-up with project team to insure all paperwork is in place prior to starting work, i.e. insurances, contracts, subcontracts, purchase orders, SWPPP, etc.
- Reviewing and becoming competent with current project documents.
- Learning, understanding/using Modern’s Sage 300 project management software and Auto Desk Build.
- Writing RFIs.
- Processing submittals.
- Managing inspections.
- Overseeing logistics.
- Assisting superintendent with the development and updating of project master and look-ahead schedules.
- Gathering pricing and processing change order requests.
- Accurate project revenue and cost forecasting to ensure profitability goals are met.
- Development of monthly billing requests.
- Processing of subcontractor/vendor invoices to accounting promptly.
- Assisting the superintendent with the implementation and maintenance of the jobsite specific safety program.
- Reporting promptly to the Project Executive, any and all major project issues.
- Providing an environment that maintains a clear chain of command and sustains a balanced communication between Contract Administrators, Project Managers, Superintendents, Foremen and Craftsmen, to ensure that work accomplished is efficient, profitable and done in a safe manner.
- Soliciting and pursuing opportunities to generate future work.
- Establishing and maintaining working relationships with owners, agencies, subcontractors, corporate management, inspectors, etc., providing customer service to develop long-term partnerships with client base.
- Providing an example of leadership from which others can learn from and aspire towards.
Must be willing to relocate to Northern California. Work location is in our Chico, CA office.
Minimum of five years commercial project management experience necessary.

Qualifications
-Bachelor's degree in Construction Management, Engineering or related field from a US College or University.
- Proficiency in construction management software such as ProCore and Bluebeam
- Strong project scheduling, organizational, multi-tasking and coordination skills
-Attention to detail and problem-solving skills
-Ability to work well under pressure and meet deadlines
- Knowledge of commercial construction processes and regulations
- Ability to read blueprints and understand schematics
- Excellent communication and interpersonal skills
-Must hold valid-current US Driver's License
-Position is full time in Chico office - no remote work
