What are the responsibilities and job description for the Business Development Manager position at MMC Land Management?
We are a growing commercial landscaping maintenance services company in the Pittsburgh area seeking a driven Business Development Manager to lead our new client acquisition efforts. This is a high-visibility, high-impact role for someone who knows the commercial property services space — and is ready to own a territory and grow it.
If you've built relationships with property managers and facility directors, understand the rhythm of commercial service contracts, and know how to close — we want to talk.
What You'll Do
- Identify, pursue, and close new commercial landscape maintenance contracts across the Greater Pittsburgh market
- Build and manage a consistent pipeline of qualified prospects — property managers, facility directors, commercial real estate owners, and developers
- Conduct site walks, prepare tailored proposals, and deliver presentations that win business
- Represent the company at industry events, trade associations, and networking opportunities relevant to commercial property services
- Partner closely with operations leadership to ensure smooth onboarding and strong account transitions
- Track pipeline activity, forecast revenue, and report regularly to company leadership
What We're Looking For
Industry experience is required. We are specifically seeking candidates with a background in one or more of the following:
- Commercial landscape maintenance or landscape construction sales
- Exterior or interior building services (janitorial, snow & ice management, pest control, parking lot maintenance)
- Commercial HVAC, plumbing, electrical, or other facility services
- Property management or commercial real estate with direct vendor/contractor oversight
You understand how commercial service contracts are structured, how buying decisions get made at the property level, and how to build trust with clients who are managing multiple vendors and tight budgets.
Additional qualifications:
- Demonstrated track record of meeting or exceeding sales targets in a B2B services environment
- Existing relationships with commercial property managers, facility directors, or real estate management firms in the Pittsburgh area is a strong plus
- Comfortable conducting site visits, client meetings, and formal presentations
- Self-directed and disciplined — able to manage a pipeline independently without heavy oversight
- Proficiency with CRM tools and basic sales reporting
Compensation & Benefits
- Competitive base salary commensurate with experience
- Commission structure with uncapped earning potential
- Company vehicle or vehicle allowance
- Health, dental, and vision insurance
- Paid time off and company holidays
Candidates without demonstrated experience in commercial property services or a related field service industry will not be considered.
