Overview
We are looking for a reliable and hardworking Maintenance Technician to join our team at a residential apartment community. This position plays a key role in maintaining the overall appearance, safety, and functionality of the property.

The Maintenance Technician will be responsible for completing day-to-day work orders, assisting with apartment turnovers (make-readies), and ensuring all common areas and amenities are well-maintained. This role requires someone who is hands-on, takes initiative, and can work both independently and as part of a team.

The ideal candidate is detail-oriented, takes pride in their work, and understands the importance of creating a clean, safe, and welcoming environment for residents.

We are looking for someone dependable who can prioritize tasks, respond to maintenance needs efficiently, and help keep the community running smoothly on a daily basis. Experience in apartment maintenance is preferred, but a strong work ethic and willingness to learn are just as important.

Responsibilities

  • Perform routine and preventative maintenance on building systems, appliances, HVAC units, plumbing, electrical wiring, and mechanical equipment to ensure optimal operation. Turn vacant units efficiently (make-readies), ensuring apartments are fully ready for move-in
  • Troubleshoot and repair issues using schematics, electrical testing tools such as ohmmeters, and mechanical knowledge to identify root causes efficiently.
  • Conduct residential painting, welding, and other cosmetic repairs to maintain the community’s aesthetic standards.
  • Utilize Computerized Maintenance Management Systems (CMMS) to document work orders, track maintenance history, and schedule upcoming tasks.
  • Demonstrate strong working knowledge of maintenance practices to complete repairs and installations with minimal supervision.
  • Maintain safety standards by adhering to protocols during all maintenance activities and ensuring compliance with local regulations.
  • Provide excellent customer service by responding promptly to resident requests and communicating clearly about repair timelines or issues.
  • Complete all assigned work orders accurately and in a timely manner with minimal supervision.
  • Participate in a rotating on-call schedule for 24-hour emergency maintenance, shared among maintenance team members
  • Maintain the cleanliness and overall appearance of the property, including common areas and grounds.
  • Communicate clearly with the office team regarding work order status, needed supplies, or ongoing issues

Experience

  • Minimum of 2–3 years of hands-on maintenance experience required; must have the knowledge and ability to complete repairs independently.
  • Strong working knowledge of plumbing, electrical, drywall, appliances, and general repairs, including hands-on experience with older plumbing and aged building systems
  • Must have prior maintenance experience and be able to confidently handle repairs without supervision
  • Familiarity with CMMS software for work order management and maintenance tracking.
  • Excellent communication skills in English to effectively coordinate with team members and residents. Join us in creating a safe, well-maintained community where residents feel at home!
