What are the responsibilities and job description for the Property Manager position at Mitchell Systems, Inc.?
We are looking for a capable Property Manager to handle overall property operations and leasing for 65 residential rental units. This position is 25 hours per week: Monday through Friday, 8:00 am to 1:00 pm.
Responsibilities
- Manage all aspects of assigned properties
- Inspect and arrange maintenance to meet standards
- Negotiate contracts with contractors in a timely and reliable manner
- Marketing to fill vacant units
- Collect receivable accounts and handle operating expenses
- Communicate features and benefits of leasing from our company to prospective tenants
- Verify rental application data and personal references
- Accurately communicate expectations and complete leasing paperwork with addendum thoroughly
- Accept application fees, security deposits, and rental payments
- Inspect property common areas, garages, and apartment units
- Respond promptly to tenant needs
- Leasing renewal activities as required
- Understand & apply principles of local, state, and federal Fair Housing and Landlord Tenant laws
- Present numerical data effectively
- Daily administration requirements of the office including resident communication
- Manage difficult or emotional tenant situations
- Willingness to work outside the specific job description as situations arise
- Perform other related duties
Skills
- Proven work experience as a property manager or in the hospitality industry
- Well organized with excellent time management skills
- Self-motivated, goal-oriented multifamily professional
- Handle multiple tasks and meet deadlines
- Strong communication (oral & written), critical thinking, and analytical ability required
- Ability to prioritize and plan work activities
- Proficiency in Microsoft Office (Word & Excel) and Google Sheets
- Work together with others to achieve goals
