Housing Inspector (Residential) – 1099 Contractor | Day Shift
Pay: $22.00 – $26.00 per hour
Schedule: Monday–Friday, 9:00 AM – 4:30 PM

Overview
We are seeking an experienced Housing Inspector to perform residential property inspections in compliance with HUD, NSPIRE, HQS, and REAC standards.
This is a 1099 independent contractor role with a consistent weekday schedule—ideal for professionals seeking stable daytime work without nights or weekends.
Key Responsibilities
- Conduct inspections of residential properties, including exterior and interior areas
- Ensure compliance with HUD, NSPIRE, HQS, and REAC guidelines
- Identify safety and maintenance deficiencies
- Document findings and complete inspection reports using mobile tools
- Communicate results with property managers and stakeholders
Requirements
- Experience in affordable housing inspections, real estate, or related field a MUST
- Knowledge of HUD, NSPIRE, HQS, and REAC protocols
- Strong attention to detail
- Ability to work independently and manage a daily route
- Reliable transportation
- Comfortable with field work (walking, stairs, etc.)
- Strong communication skills
- Preferred: Emphasys Elite software experience
