Job Summary
We are seeking a passionate and proactive Affordable Housing Developer who will be responsible for identifying, planning, financing, and managing the development of affordable housing projects from conception through completion. The position ensures that all projects are financially feasible, community-driven and compliant with federal, state, and local housing regulations. The role involves coordination with public agencies, investors, architects, contractors, and community stakeholders to deliver high-quality, sustainable, and affordable housing opportunities.
Duties and Responsibilities
- Identify and evaluate potential sites and development opportunities.
- Analyze and develop financial modeling, overseeing and reviewing market studies, and risk assessment.
- Oversee due diligence, land acquisition, zoning, and entitlement processes.
- Manage design development, construction budgeting, and project scheduling.
- Coordinate with architects, engineers, contractors, and consultants throughout all project phases.
- Ensure compliance with local codes, permitting and environments review processes.
- Develop and manage project pro formas and capital stacks.
- Prepare and submit applications for financing through Low-Income Housing Tax Credits (LIHTC), HUD, HOME, USDA, CDBG, and other public or private funding sources.
- Negotiate terms with lenders, investors, and public funding partners.
- Track budgets and funding disbursements during predevelopment, construction, and lease-up phases.
- Build and maintain strong relationships with local governments. Implement all company personnel and procedural directives.
- Represent the organization in community meetings, hearings and public forums.
- Collaborate with internal and external teams to align projects with community development goals.
- Monitor project construction progress, budget adherence, and quality control.
- Participate in contractor selection and manage change orders and cost updates.
- Oversee project close-out, lease-up, and transition to property management.
- Ensure ongoing compliance with financing and regulatory requirements.
- Prepare project reports, funding applications, and post-completion documentation.
- Maintain accurate project records, budgets, and performance metrics.
Pay: $85,000.00 - $115,000.00 per year
