Estimator/Production Development Cost Specialist

The Product Development Cost Specialist plays a vital role in ensuring that every home we build is thoughtfully planned, accurately priced, and delivered with care. Working closely with the design, sales, development, and purchasing teams—and aligned with our company core values of Acting with Integrity, Building the People, Cultivating Collaboration, Celebrating Success, and Being the Example—this position supports collaboration across departments and helps keep projects on track and within budget.
By managing costs, evaluating new ideas, and maintaining accurate pricing, this role helps us continue delivering high-quality homes that meet the needs of our homeowners while upholding the standards we’re proud of as a company.
Key Responsibilities

Perform quantity take-offs and prepare detailed cost estimates for residential projects.

Develop and manage project budgets and create budget templates for all portfolio plans, new floorplans, and subdivisions.

Manage price selections, options, and upgrades across projects and subdivisions.

Collaborate directly with the design team to evaluate new floorplans, materials, and vendor proposals.

Maintain and update the pricing database, ensuring accuracy and consistency across projects.

Negotiate pricing and price locks with vendors to ensure competitive costs and long-term stability.

Enter and manage all related information in the company’s systems.

Provide ongoing support to the purchasing department as needed.

Work closely with the development and sales teams to ensure accurate cost forecasting and alignment with project goals.
Experience & Qualifications

3–5 years of experience in residential construction estimating, purchasing, or cost management (production or semi-custom homebuilding preferred).

Proven ability to perform detailed quantity take-offs and prepare comprehensive cost estimates for new builds, floorplans, and subdivisions.

Strong understanding of construction materials, methods, and residential building systems.

Experience developing and managing project budgets, including creating and maintaining templates for multiple product lines or communities.

Proficiency in construction management or estimating software.

Skilled in analyzing vendor bids and negotiating pricing, including establishing and maintaining price locks or long-term supplier agreements.

Demonstrated ability to collaborate with design, development, and sales teams to align costs with project goals and design intent.

Excellent data management and attention to detail, with experience maintaining pricing databases and ensuring consistency across projects.

Strong Excel and data analysis skills, with the ability to produce accurate and organized cost reports and forecasts.

Excellent communication and interpersonal skills for vendor relations and cross-departmental collaboration.

Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred (or equivalent work experience).
