Construction Manager:

The Construction Manager role is a very important role at Davila Homes, setting the “tone” that clients and homebuyers can expect from the company. The Construction Manager role is responsible for all the following, including but not limited to:

• Coordinating and supervising all construction activities and understanding all phases of residential construction.
• Demonstrating and upholding company core values in all interactions and responsibilities: Acting with Integrity; Building the People; Cultivating Collaboration; Celebrating Success; Being the Example.
• Directing and managing all contractors and field personnel to complete all projects on schedule, on budget and with the highest quality conforming to the construction documents and specifications.
• Holding all contractors responsible for daily clean-up and safe working environment.
• Performing new home presentations and new home deliveries.
• Completing all homeowners’ walk items.
• Providing Warranty assistance.
• Successfully interpreting complex construction documents, drawings, and specifications.
• Recruiting, engaging, managing vendors and trade contractors as needed.
• Creating and managing the complex scheduling and construction of multiple projects within established timelines and budgets.
• Maintaining quality assurance standards on multiple concurrent projects.
• Helping to train Trade Contractors, Laborers, and Assistant Construction Managers as needed.
• Growing and maintaining positive relationships with customers, staff, contractors, suppliers, inspectors, and municipalities.
• Partnering with all stakeholders, staff and company and Davila Homes Owners in all endeavors.

Required experience

• Industry Experience: Minimum of 3 years in residential construction building or project management, with experience managing large-scale projects from start to finish.
• Valid driver's license and clean driving record.
• Ability to pass background and drug screening requirements.
• Project Management: Strong skills in planning, scheduling, and coordinating construction projects from inception to completion.
• Budget Management: Ability to manage and monitor project budgets to ensure cost-effectiveness and efficiency.
• Team Management: Skills in leading and motivating on-site teams, subcontractors, and other stakeholders to achieve project goals.
• Communication: Excellent verbal and written communication skills to interact with clients, engineers, architects, and workers, ensuring smooth project flow.
• Problem-Solving: Proficiency in identifying potential issues early and implementing solutions to prevent or mitigate delays and risks.
• Technical Knowledge: Understanding construction methods, materials, building codes, safety standards, and regulations.
• Contract Management: Experience with contract negotiations, management of subcontractors, and understanding of contractual obligations. 
• Quality Assurance: Ability to ensure high standards of construction work and compliance with quality control guidelines.
• Health and Safety Management: Strong understanding of OSHA regulations and the ability to enforce safety standards on-site.
• Time Management: Efficient in managing multiple priorities and maintaining project timelines.
• Software Proficiency: Proficiency with project management and construction software like Buildertrend, Build Pro, MS Project, Procore or similar platforms strongly preferred.
• Proficient in Microsoft Office products.

Preferred experience:

• Education: A Bachelor’s Degree in Construction Management, Civil Engineering, Architecture, or a related field is typically preferred.

Certifications (Preferred):

• Certified Construction Manager (CCM)
• Project Management Professional (PMP)
• OSHA Certification (for safety preferred)

On-Site Experience: Hands-on experience in field supervision, site inspections, and managing on-site construction activities.

• Knowledge of Regulatory Standards: Strong knowledge of local, state, and federal construction regulations and permitting processes.

Physical Requirements:

• Lift and carry for short distances up to 50 lbs. without assistance from others.
• Negotiate multiple flights of stairs, both up, and down, without assistance from others.
• Drive a passenger vehicle equipped with an automatic transmission.
• Negotiate rough-graded construction sites including areas in the process of being excavated and structures under construction without assistance from others.
