Maintenance Technician

Under supervision, performs a variety of semi-skilled to skilled tasks in connection with the maintenance, repair and cleaning of rental accommodations/homes; including grounds, porches, garages, pools, appliances and a variety of technology devices in the home. Work is often performed independently under general direction. Assignments are received in oral and written form. Reports to the Maintenance Coordinator.

Essential Functions:

• Maintains rental accommodations/homes in accordance with standard operating procedures.
• Inspects facilities and equipment for potential maintenance needs, assesses maintenance needs and plans, conducts, and organizes the completion of projects.
• Responds to home owner or rental guest emergencies upon check in and throughout their stay.
• Deliver and install loaner equipment or appliances as needed.
• Communicate effectively with a high level of customer services during critical conversations for maintenance resolution.
• Install, reprogram, relocate or replace locks and new units for keyless access.
• Provides troubleshooting for system and assists guests in on site keyless access system.
• Makes repairs to rental homes.
• Organizes and provides coordination of maintenance work of contractors and sub-contractors
• Performs semi-skilled to skilled level work in the electrical, building, plumbing, mechanical and other related trades fields.
• Paints buildings, cabinets, piers, and equipment.
• Completes roofing and carpentry tasks as assigned.
• Installs and repairs light motors, pumps, appliances, and small equipment.
• Operates light to medium motorized equipment; uses a variety of trades related tools, gauges and equipment.
• Replaces and/or repairs light bulbs, switches, and other minor electrical items.
• Performs winter season closing maintenance activities. May clean floors, rugs, walls, carpets and rest rooms; performs minor plumbing work. Homeowner may request special initiatives.
• Pressure washes outside of houses and decks. May perform or assist housekeeping spring clean as requested.
• Maintains inventories, estimates costs of materials for the completion and repair of projects.
• Mows grass, maintains shrubbery and cleans grounds, parking lots, walkways and stairs.
• Replaces and/or repairs appliances and fans. Replaces filters and performs other routine maintenance to heating, air and ventilation equipment.
• Maintains work van and tools provided in a safe and proper manner.
• Maintains and inspects all safety guards on tools and equipment provided.
• Drives small trucks to deliver and pick-up supplies.
• Inventories supplies and reorder, as needed, within budget authorization.
• Keeps detailed records of work orders submitted to internal and external staff.
• Picks up trash from all facilities, receptacles, grounds, and beach areas.

Job Type: Full-time

Pay: $19.00 - $28.00 per hour
