About the Role
Mid-State Title & Escrow is looking for a Senior Escrow Officer to join our team in beautiful Franklin, TN. This is a full-time, in-office position built for a true industry professional — someone who has spent a minimum of 5 years serving in a senior escrow officer role and loves the pace, the people, and the process.

What You'll Do
- Own and manage an active pipeline of escrow files from open to close — independently and efficiently
- Read, analyze, and clear title commitments — resolving exceptions and keeping transactions on schedule
- Serve as the primary point of contact for real estate agents, lenders, buyers, and sellers — protecting and strengthening those relationships with every transaction
- Prepare and review ALTA settlement statements, closing disclosures, and disbursements with precision
- Anticipate problems before they become delays and communicate proactively with all parties
- Thrive in a fast-paced environment where priorities shift and no two days look the same
- Manage your time, your pipeline, and your day with confidence and independence
- Maintain full compliance with state regulations and company policies across every file
What We're Looking For
- Minimum 5 years of experience in a senior escrow officer role — required
- Expert-level ability to read, interpret, and clear title commitments and title exceptions
- Proven track record managing a high-volume pipeline with accuracy and professionalism
- Strong numerical aptitude — ALTA settlement statements, HUD-1s, and disbursements are second nature
- A relationship-first mindset — you know that agents have choices, and you make sure they always choose you
- Exceptional time management and people skills — you can juggle dozens of files and still make every client feel like the only one
- Self-directed, deadline-driven, and accountable
- SoftPro experience is a huge plus and will move your application to the top of the list
