About Our Client

Our client is a reputable, family-owned General Contractor based just outside of Richmond. They have been in business for over 50 years servicing medical, finance, retail, multifamily, and municipal clients throughout the Greater Richmond and Central Virginia areas. Their projects typically range from $2M to $10M . They currently have a number of projects coming up in the area and are looking for an experienced Project Manager to join their team.

Job Description

The Project Manager - Commercial Construction - Richmond, VA will be responsible for:

  • Leading all phases of commercial construction projects, from preconstruction through closeout, ensuring work is completed on time, within budget, and to established quality standards.
  • Coordinating with architects, engineers, consultants, subcontractors, and internal teams to keep project milestones aligned and issues resolved quickly.
  • Developing and maintaining project schedules, tracking progress, identifying risks, and implementing corrective actions when needed.
  • Managing project budgets, reviewing cost reports, approving invoices, and ensuring financial targets are met.
  • Overseeing procurement activities, including soliciting subcontractor proposals, negotiating contracts, and ensuring scopes of work are clearly defined.
  • Reviewing drawings, specifications, and technical documents to identify constructability issues and ensure alignment with project requirements.
  • Leading regular project meetings with stakeholders, issuing meeting minutes, and driving accountability on outstanding items.
  • Ensuring compliance with safety standards, site regulations, and company policies throughout all phases of construction.
  • Supporting field teams through proactive communication, timely decision‑making, and regular site visits.
  • Managing change orders, RFIs, submittals, and other project documentation to keep workflows organized and approvals on track.
  • Maintaining strong relationships with clients by providing consistent updates, addressing concerns promptly, and ensuring overall project satisfaction.
  • Driving project closeout activities including punch lists, turnover packages, warranties, and final documentation.

The Successful Applicant

The Project Manager - Commercial Construction - Richmond, VA will have:

  • 5 years of experience managing commercial construction projects, with a strong understanding of building systems, subcontractor coordination, and project delivery workflows.
  • A solid foundation in reading plans, specifications, and technical documents, along with the ability to identify constructability issues early.
  • Strong financial acumen, including experience with budgeting, forecasting, cost control, and evaluating change orders.
  • Proven ability to manage schedules, lead progress meetings, and keep multiple stakeholders aligned toward key milestones.
  • Excellent communication and leadership skills, with the ability to collaborate effectively with owners, architects, engineers, subcontractors, and field teams.
  • Strong problem‑solving skills, sound judgment, and the ability to drive decisions under time‑sensitive conditions.
  • Proficiency with project management tools and construction software commonly used in the industry.
  • A commitment to safety, quality, and maintaining a high level of professionalism on and off the jobsite.
  • A proactive, detail‑oriented mindset and the ability to manage several active projects simultaneously.
