Job Description
- Lead preconstruction efforts for multiple commercial projects across the Raleigh‑Durham market.
- Work closely with a senior precon leader and oversee/mentor a junior estimator.
- Prepare detailed cost estimates, quantity takeoffs, GMPs, and budgeting throughout design phases.
- Manage subcontractor outreach, bid leveling, scope reviews, and procurement strategy.
- Participate in client interviews, presentations, and early-stage design discussions.
- Support value engineering, constructability reviews, schedule input, and preconstruction planning.
- Ensure seamless project handoff to operations with complete documentation and buyout preparation.
- Contribute to process improvement and help build scalable preconstruction systems as the team grows.
The Successful Applicant
A Successful Estimator/Preconstruction Manager Should Have
- 5-10 years of estimating and/or preconstruction experience for a general contractor.
- Experience with hard bid or negotiated projects; CMR background strongly preferred.
- Open to candidates from all commercial markets except multifamily-only backgrounds.
- Strong financial acumen, technical estimating ability, and understanding of construction means & methods.
- Excellent communication skills and a customer‑centric, relationship‑driven approach.
- Detail‑oriented and highly organized, with the ability to manage multiple pursuits simultaneously.
- Local to Raleigh or open to relocation (no hybrid or remote options).
