Job Description
- Manage full project lifecycle from preconstruction through closeout.
- Oversee budgets, schedules, procurement, subcontractor buyout, and cost tracking.
- Lead RFIs, submittals, change orders, pay applications, and project documentation.
- Coordinate closely with Superintendents to ensure field execution aligns with scope, schedule, and safety standards.
- Conduct owner and subcontractor meetings; maintain proactive communication.
- Manage commercial and big‑box projects, often in fast‑paced or active environments.
- Ensure quality control, compliance with plans/specs, and timely project delivery.
- Represent the company professionally with clients, inspectors, vendors, and partners.
The Successful Applicant
A Successful Commercial Construction Project Manager Should Have
- 4-10 years of experience as a Project Manager or strong APM with PM‑level responsibility.
- Commercial construction background required; experience with big‑box retail, tenant improvements, or national programs is a strong plus.
- Comfortable managing multiple projects simultaneously.
- Strong working knowledge of RFIs, submittals, change orders, cost reporting, and scheduling.
- Ability to work independently while collaborating with a lean team structure.
- Strong communication, organization, and problem‑solving skills.
- Stable work history; professionalism is critical.
- Local to Columbia, SC preferred (or willing to commute/relocate).
- Competitive salary ranging from USD 115.000 to USD 130.000.
- Bonus: Discretionary annual bonus up to 10% of base salary
- Truck Allowance: $165/week
