Maintenance Technician 1 (62091)

Opportunity:

We’re looking for a hands-on Property Maintenance Technician who takes pride in solving problems, keeping homes running smoothly, and creating a great resident experience. In this role, you’ll own the day-to-day completion of residential work orders across our communities—working across HVAC, heating and cooling, painting, carpentry, electrical, plumbing, and more.

Responsibilities:

1. Knock out assigned service requests—troubleshooting, repairing, and maintaining homes across HVAC/heating, plumbing, electrical, appliances, carpentry, flooring, and general repairs—recommending repair vs. replacement when needed.
2. Deliver high-quality work with attention to detail—leaving units and work areas clean, safe, and resident-ready.
3. Complete construction and repair projects on schedule while maintaining a high standard of craftsmanship.
4. Share practical ideas for property upgrades and preventive maintenance that support budget planning and long-term asset care.
5. Join site walks and meetings as needed to align on priorities, timelines, and resident needs.
6. Help keep each community looking its best—supporting curb appeal and common-area upkeep (debris/weed removal) and reporting maintenance needs.
7. Participate in training and skill-building to stay sharp, safe, and up to date on best practices.
8. Use required safety equipment and follow safe-work practices on every job.
9. Pitch in on special projects that improve the resident experience and the quality of our properties.
10. Perform additional responsibilities as assigned.

Requirements:

1. Bring your own hand tools and have a valid driver’s license, reliable vehicle, and vehicle insurance.
2. Be open to occasional extended hours and weekend work as business needs require.
3. Participate in an on-call rotation for evenings and weekends.
4. Work independently and efficiently—organizing tasks, setting priorities, following defined procedures, and consistently closing out work orders.
5. Communicate clearly and respectfully, with the ability to work well with a diverse group of residents, vendors, and teammates.
6. Travel between multiple sites/locations as needed.

Education & Experience:

1. High School diploma or equivalent preferred, plus 1–2 years of related experience and/or training—or an equivalent combination of relevant education and hands-on experience.
2. Experience required in the following areas: HVAC, EPA Universal, Boilers License and/or Pool Certification.

Work Environment and Physical Demands:

1. This is an active, hands-on role with outdoor work, including exposure to weather conditions such as cold, rain, wind, and other conditions customary to the location.
2. Safety comes first: you are responsible for always acting in a safe manner and ensuring that other employees do not put themselves or others at risk; working safely is a condition of employment.
3. The noise level in the work environment is usually moderate.
4. Ability to lift 20–50 pounds regularly; occasionally up to 100 pounds.
5. Ability to walk, bend, stretch, stoop, lift, and reach frequently throughout the day.
