Job Description:
The Property Operations Specialist plays a dual-function role supporting daily property operations while actively participating in leasing activities. This position works in close coordination with, and at the direction of, the Property Manager to help ensure operational consistency, strong tenant experiences, and efficient execution across leasing, rent ready, and administrative workflows.

This role combines front-line leasing responsibilities with operational coordination, serving as a reliable extension of the Property Manager while remaining customer-facing and performance-driven.

Supervisory Responsibilities:

  • May act on behalf of the Property Manager for delegated tasks and follow-ups

Duties/Responsibilities:

Operations & Coordination Responsibilities

  • Support the Property Manager with day-to-day operational tasks and follow-through
  • Assist in coordinating communication between Leasing, Rent Ready (vendors and maintenance), and Finance teams
  • In partnership with the Property Manager, ensure the Rent Ready process is running smoothly and is cost effective
  • Help ensure consistency in processes, documentation, and execution across departments
  • Track and follow up on operational action items as delegated
  • Assist with occupancy and vacancy coordination efforts
  • Help reinforce company standards related to unit readiness, customer experience, and internal workflows
  • Serve as a point of continuity when the Property Manager is offsite or unavailable (within defined authority)

Tenant Experience & Communication

  • Provide a high level of customer service to current and prospective residents
  • Assist in resolving tenant concerns by coordinating with appropriate internal teams
  • Maintain professional, timely communication with tenants, vendors, and coworkers
  • Contribute to positive resident relationships and long-term retention efforts

Leasing & Sales Responsibilities

  • Present properties, models, and amenities professionally to prospective tenants
  • Manage leasing leads, conduct tours, and follow up via phone, email, and CRM tools
  • Effectively market properties through approved channels
  • Process rental applications and communicate approval/denial decisions in writing
  • Prepare leases and required documentation for move-ins
  • Enter leasing activity, notes, and documentation into AppFolio daily
  • Inspect units prior to move-in and report deficiencies as needed
  • Maintain strong knowledge of local market conditions and portfolio availability
  • Adhere to Fair Housing laws and all company leasing policies

Work Environment & Travel:

  • This role is field-active and requires regular local travel between properties and the office as part of the normal workday.
  • This position does not have a work from home option.

Qualifications:

  • 3 years of experience in property management, leasing, or sales, with demonstrated leadership abilities.
  • Strong track record in leasing and sales, with excellent customer service skills.
  • Proficiency with property management software, leasing tools, and marketing platforms.

  • Professional communication skills (written and verbal)
  • Customer-service mindset with a results-driven approach
  • Comfortable working independently while collaborating as part of a team
  • Ability to use smartphone, tablet, and property management software as primary work tools
  • Trustworthy, detail-oriented, and dependable

Requirements

  • Valid Driver’s License
  • Clean MVR
  • Must pass a background check

Job Type: Full-time

Pay: $45,000.00 - $55,000.00 per year
