Job Summary
The Construction Estimator/Scheduler is responsible for
preparing accurate cost estimates and developing detailed project schedules to
support the successful execution of construction projects. This role involves
analyzing project plans, coordinating with stakeholders, and ensuring timelines
and budgets align with project goals. The ideal candidate is a detail-oriented
professional with strong analytical skills and expertise in construction
processes, cost estimation, and scheduling software.
Key Responsibilities
Cost Estimation
- Review architectural plans,
specifications, and other project documents to prepare accurate cost estimates
for labor, materials, equipment, and subcontractor services.
- Conduct quantity take-offs and
analyze material costs, labor rates, and equipment expenses.
- Solicit and evaluate bids from
subcontractors and suppliers to ensure competitive pricing.
- Prepare detailed cost
breakdowns, proposals, and bid submissions for clients or project managers.
- Identify potential cost-saving
opportunities and value engineering options without compromising quality.
Project Scheduling
- Develop and maintain
comprehensive project schedules, including timelines for milestones,
deliverables, and resource allocation.
- Coordinate with project
managers, subcontractors, and suppliers to ensure schedule alignment.
- Monitor project
progress, identify scheduling conflicts or delays, and propose solutions to
keep projects on track.
- Update schedules
regularly to reflect changes in scope, resources, or unforeseen circumstances.
- Generate reports on
schedule performance and communicate updates to project stakeholders.
Collaboration and Communication
- Work closely with our
S&J sales team, project managers, architects, engineers, and subcontractors
to ensure accurate estimates and feasible schedules.
- Participate in
pre-construction meetings to align on project objectives, scope, and
constraints.
- Provide input on project
budgets, timelines, and resource planning during the bidding and planning
phases.
- Assist in resolving
issues related to cost overruns, delays, or resource shortages.
Risk Management and Compliance (nice to have but not required)
- Identify and assess risks
related to cost overruns, material shortages, or schedule delays.
- Ensure estimates and schedules
comply with industry standards, building codes, and contractual requirements.
- Maintain accurate documentation
of estimates, schedules, and correspondence for project records.
- 3-5 years of experience
in construction estimating, scheduling, or project coordination.
- Proficiency in
estimating software (Intuit) and scheduling tools (QuickBase tailored
software).
- Strong understanding of
construction methods, materials, and processes.
- Problem-solving skills
to address cost, schedule, or resource challenges.
- Strong analytical and
mathematical skills for accurate cost estimation and scheduling.
- Excellent organizational
and time-management skills to manage multiple projects and deadlines.
- Effective communication
and interpersonal skills for collaboration.
- Detail-oriented with the
ability to interpret complex construction plans and specifications.
- Knowledge of local
building codes, safety regulations, and industry standards (Desirable but not required).
- Primarily office-based
with occasional site visits to assess project progress or gather data for
estimates.
- Full-time position,
typically 40 hours per week Monday through Friday.
- Will require travel to
project sites or client meetings from time to time.
