Job Summary:
The Compliance Specialist plays a critical role in ensuring the community’s operations, leasing, and management practices align with all applicable laws, regulations, and company policies. This individual will oversee compliance with Fair Housing, lease agreements, resident screening, safety standards, and community-specific requirements, while serving as a trusted resource for staff and residents.
Key Responsibilities:
- Monitor compliance with federal, state, and local housing regulations, including Fair Housing laws, ADA requirements, and landlord/tenant laws.
- Review leasing files, applications, and renewals to ensure accuracy, adherence to policies, and proper documentation.
- Conduct regular audits of resident files, lease agreements, and property records to verify compliance with community standards.
- Assist with compliance related to affordable housing programs (if applicable), including income certifications, recertifications, and reporting.
- Maintain up-to-date knowledge of changing regulations and communicate updates to on-site staff and management.
- Respond to resident and staff inquiries regarding lease terms, policies, and compliance requirements.
- Provide training and guidance to property staff on compliance processes and best practices.
- Partner with property management to resolve potential violations and develop corrective action plans.
- Assist with internal and external audits as required.
Qualifications:
- High school diploma or equivalent required; bachelor’s degree in business, property management, or related field preferred.
- 2 years of experience in property management, compliance, or leasing, preferably in multifamily housing.
- Strong knowledge of Fair Housing, ADA, and landlord/tenant laws.
- Experience with affordable housing compliance (Tax Credit, HUD, Section 8) is a plus.
- Excellent attention to detail and organizational skills.
- Strong communication skills, both written and verbal.
- Proficient in property management software (e.g., Yardi, OneSite, RealPage) and Microsoft Office Suite.
- Ability to handle confidential information with integrity and discretion.
