Local Property Management company is seeking a Maintenance Manager to facilitate the management of a maintenance technician team of 10 -15 individuals. We are looking for a friendly and professional person who can manage projects as well as maintain professional relationships with our vendors, owners, and tenants.

Key Responsibilities -

  • Responsible for tracking, scheduling, and ensuring the completion of all projects in relation to the maintenance or turnover of our rental properties. This sometimes includes large-scale remodels of apartments and homes at the owner's request.
  • Provide management of the maintenance team regarding scheduling, duties, and performance
  • Assign and track all maintenance work orders and unit turnovers in a timely manner
  • Conduct annual inspections of all properties and maintain documentation of inspections
  • Inform owners of routine maintenance needs for their rental properties.
  • Organize, maintain, and utilize provided supplies
  • Work closely with office staff to help with deposit deductions during turnovers by providing detailed accounts of what occurred during the turnover including compiling receipts, photos, and video walkthroughs of the units.
  • Assign work to the on-call maintenance technician if an emergency call comes in after hours
  • Coordinate supply orders with front office including new appliances, blinds, parts etc.
  • Supervision of all workers to ensure quality of work being completed is to company standards.

Skills - Proven experience as maintenance manager or other managerial role

  • Experience in planning maintenance operations
  • Solid understanding of technical aspects of plumbing, carpentry, electrical systems etc.
  • Ability to keep track of and report on activity
  • Excellent communication and interpersonal skills
  • Outstanding organizational and leadership abilities
  • High school diploma or equivalent; Degree from a vocational school or BSc/BA in business administration or facility management will be an advantage
  • Bilingual Preferred (Spanish)

Hours -

  • Monday - Friday - 7:30 am - 4:30 pm
  • Some weekends when work load requires it
