Position OverviewLeads and oversees all operations of the Maintenance Department, ensuring safe, efficient, and compliant building operations across the portfolio.Key ResponsibilitiesStrategic & Operational LeadershipDirect and supervise Maintenance Tech IIIs; provide indirect oversight to additional maintenance staff.Plan and manage capital improvement projects, including scope development and bid review.Conduct mock REAC inspections and oversee corrective actions.Implement and monitor safety programs across all communities.Lead quarterly maintenance meetings and monthly technical leadership meetings.Review site inspections before corporate submission.Technical Expertise & Systems OversightDiagnose and troubleshoot mechanical, electrical, HVAC, plumbing, refrigeration, and fire protection systems.Perform complex system testing to identify malfunctions and ensure reliable operations.Disassemble equipment, evaluate repair feasibility, coordinate with manufacturers, prepare requisitions, and document repairs.Isolate equipment before repairs and notify affected parties to minimize disruptions.Maintain knowledge of emergency systems, transfer switches, and major electrical distribution panels.Conduct testing of fire systems, including smoke detectors, pull stations, sprinkler systems, and jockey pumps, with proper documentation.Maintenance & RepairsPerform skilled plumbing repairs (sinks, tubs, shut-offs, rerouting lines).Identify and resolve electrical and power distribution issues.Execute skilled building operational tasks per schedule and work orders.Respond to emergency and non-emergency maintenance calls, including off-hours and weekends as needed.Training & DevelopmentTrain maintenance staff on system operations and troubleshooting.Coordinate hands-on training and knowledge-sharing initiatives.Plan, assign, and evaluate staff performance in accordance with policies and applicable laws.QualificationsEducation & ExperienceAssociate Degree in a technical field (Electrical, Plumbing, Boilers, HVAC) and 5 years of relevant experienceOR7 years of relevant maintenance experienceOREquivalent combination of education and experienceRequired: Apartment maintenance experienceTechnical SkillsProficiency in Microsoft Office (Word, Outlook)Experience with computerized Work Order systemsStrong troubleshooting skills across building systemsLicenses & ToolsValid PA Driver's LicenseInsured, registered, reliable vehiclePersonal hand tools required (hammer, tape measure, screwdrivers, etc.)Physical RequirementsRegular standing, walking, sitting, climbing, balancing, kneeling, crouching, and crawlingFrequent use of hands and armsAbility to lift, reach, hear, and communicate effectivelyReasonable accommodations may be made to enable individuals with disabilities to perform essential functions
